Job summary

DoubleDragon Properties Corp. seeks a Maintenance Supervisor to oversee preventive maintenance across building systems and equipment, ensuring safety and environmental compliance.

You will guide upgrades and repairs, and ensure all activities align with regulatory guidelines. You will supervise multi-skilled technicians, coordinate with the Area Manager, review renovations, and manage contractor activities to keep facilities in top condition.

Qualifications

• Bachelor’s/College Degree in Electrical and/or Mechanical Engineering.
• Professional license is required.
• At least one year of work experience.
• Supervisory experience in electrical and/or mechanical maintenance or construction.
• Preferably with building/property or mall experience.
• Experience with HVAC, Plumbing, Fire Protection systems preferred.

Responsibilities

• Oversee implementation of preventive maintenance programs for building/equipment.
• Regularly inspect equipment and facilities to ensure excellent working condition.
• Perform preventive and reactive maintenance and repairs across mechanical, plumbing, electrical, civil and life support systems.
• Supervise technicians and assess performance, providing recommendations to Area Manager and Technical Services Head.
• Monitor tenant fit-outs/renovations and ensure design/construction guidelines are followed.
• Manage Purchase Requisitions and provide status updates to Area Manager.
• Respond promptly to tenant/customer calls and advise on actions to address concerns.
• Coordinate activities of third-party contractors for building repairs.
• Ensure timely submission of reports required by management/Technical Services Head (CMR/SMR).
• Assist in coordinating renewals of permits and licenses with LGU/others.
• May be assigned as Pollution Control Officer as needed.
• Ensure compliance with Environmental and regulatory requirements.
• Prepare and submit Compliance Monitoring Report (CMR) and Self-Monitoring Report (SMR) as required by DENR/LLDA.
• Ensure wastewater effluent meets DENR/LLDA parameters.
• Monitor Sewage Treatment Plant equipment and processes.

Job description

Duties and Responsibilities:

• Oversee implementation of effective and consistent building/equipment preventive maintenance programs

• Ensure that all equipment and facilities are in excellent working condition by conducting a regular inspection Implement preventive maintenance and undertake corrective maintenance

• Perform maintenance (Preventive and Reactive) and repairs to the mechanical, pumbing, structural, electrical, civil and life support equipments

• Supervise, assess and evaluate performance of multi-skilled technicians (MST) periodically or as needed and give recommendation to the Area Manager and Technical Services Head

• Monitor tenant’s fit-out and tenant renovation works and ensure that all design and construction guidelines are strictly followed. Provide renovation status reports to the Area Manager

• Ensure all Purchase Requisition and other request is closely monitored and with consistent follow-ups. To provide update and status to Area Manager

• Expeditiously response to tenants and customer calls, give assessment and recommendations to any concerns, and to update the Area Manager for proper course of actions

• Oversee, supervise and facilitate activities for third party contractors for any repairs needed in the building

• To ensure that all needed reports required by the management and/or Technical Services Head is strictly complied and submitted on time

• Assist the Area Manager in coordinating, securing renewals of permits and licenses as required by LGU and other Government Agencies

• To perform other tasks that may be assigned by the General Manager and Technical Services Head

• May be assigned as a Pollution Control Officer (PCO) in lieu of the Area Manager.

• Ensure compliance with the requirements and their respective implementing rules and regulations and other pertinent rules and regulations. Monitor compliance to the requirements specifies in the Environmental Compliance Certificate

• Prepare and submit timely of the Compliance Monitoring Report (CMR) and quarterly Self-Monitoring Report (SMR) as required by the DENR/LLDA

• Ensure that the building effluent or wastewater adhere to the passing parameters set by the DENR/LLDA

• Ensure that the building sewage treatment plant equipment and others are in a top condition. Monitor and ensure that the process for effluent process is strictly followed

• Ensure that all equipment’s of the Sewage Treatment Plant are in excellent working condition which undergoes regular Preventive Maintenance.

QUALIFICATIONS:

• Bachelor’s/College Degree in Electrical and/or Mechanical Engineering

• Professional License is required

• At least one year of work experience

• Relevant work experience in electrical and mechanical maintenance and/or construction works in a supervisory capacity is preferred

• Preferably has worked in a building property or mall

• Preferably with background in HVAC Systems, Plumbing Systems, Fire Protection Systems, and other related equipment
