Job summary

Pro-Excel Property Managers Inc. in the Philippines is seeking a licensed Mechanical or Electrical Engineer to oversee daily building operations and maintenance at project sites.

The role covers preventive and corrective maintenance programs, equipment performance, and ensuring uptime. You will supervise technicians and contractors, manage safety activities, review plans, and ensure regulatory compliance with DENR/LLDA requirements.

Qualifications

• Graduate of Mechanical Engineering or Electrical Engineering.
• Licensed Engineer is required.
• Experience in property management, building operations, facilities management, or engineering maintenance.

Responsibilities

• Assist the Property Manager in overseeing daily operations and maintenance of the building and its facilities.
• Ensure preventive and corrective maintenance programs are implemented for building equipment and systems.
• Monitor equipment performance and uptime with a target of 0%–3% downtime.
• Supervise MSTs and oversee third-party contractors performing maintenance and repairs.
• Monitor inventory of engineering tools, materials and consumables; assist in budgeting.
• Assist in safety programs, emergency drills, and fire/earthquake preparedness.
• Maintain fire protection systems, including pumps and Fire Alarm Control Panels.
• Prepare regulatory compliance reports (CMR/SMR) for DENR/LLDA.
• Review plans, contractor proposals, and tenant fit-out works.
• Monitor tenant fit-out and construction activities for compliance with plans.
• Participate in meetings, testing, commissioning and resolving audit findings.
