Team Global Facility Solutions Inc. seeks a Property Manager to oversee architectural and structural compliance across managed properties in Cavite.
You will coordinate with contractors, engineers, residents, and lot owners, and monitor construction progress to ensure adherence to Deed of Restriction guidelines. The ideal candidate holds a Bachelor's degree in Architecture or Civil Engineering and a professional license, with at least 2 years of relevant experience.
Check common areas and prepared a punch list (Architectural and Structural)
Check, evaluate, and endorsed submitted (preliminary 3 sets of Architectural Plans) (Final evaluation 4 sets ASEP Plans) in line with the provisions of the established deed of restriction for approval by the Design Review Committee (DRC)
Conducts periodic on-site inspection visits to monitor construction progress and possible violations under the Deed of Restriction (DOR) twice a week for new construction
Conducts periodic on-site inspection visits to monitor house renovation and possible violations under the Deed of Restriction (DOR) twice a week
Issues memorandum and violation notices (citation ticket) to constructing members
Conducts meetings with contractors, engineers, residents, and lot owners if necessary
Facilitate yearly Audit findings (Architectural, Structural, and House Keeping)
Update construction guidelines and provide schemes that will help the Contractors, Engineers, and Lot Owners to understand it in the easiest possible way
Receives all security report and implement necessary actions
Schedule repairs of damaged roads, and the like
Issued circulars that will affect the construction schedule (e.g. Scheduled Brownouts, Holidays)
Prepares estimates/ costing for all Architectural and Structural Repairs
Prepares purchase requests and invites suppliers/ contractors for quotation
Prepares layout that requires image editing
Conduct final inspection for the processing of construction bond refund
Address resident’s complaints solely for Architectural and Structural
Manage the issuance of tools and materials needed for repairs
Facilitate turn-over of facilities from AGDC/ Infra (roads, landscape, street trees, sidewalks, and lot tapping points)
Job Qualifications:
Candidate must possess at least a Bachelor's/Degree, Professional License (Passed Board/Bar/Professional License Exam), Architecture, Engineering (Civil), or equivalent.
At least 2 years of relevant working experience; Residential or Property Management experience is a plus.
