Primary Function
Manages all aspects of leasing operations. Maximizes income and develops leasing plans to acquire new clients in accordance with business plans and strategies. Responsible for day-to-day mall, building operations, and facilities maintenance, including supervision of Individual Property, Security Managers, and Service Providers. Builds and maintain strong and stable relationship with merchants and partners.
Duties and Responsibilities
- Develops and implements retail mix and leasing strategy to maximize revenue potential for retail properties.
- Builds and maintains strong and stable relationship with local and international brands.
- Monitors market trends and FBDC’s market share, to ensure FBDC is ahead or competitive with the market.
- Identifies new business opportunities and creates appropriate business (i.e., products/services, technologies, markets) or conceptualizes programs for enhancement of retail assets.
- Reviews rent in accordance with the lease provisions and all market review recommendations.
- Delivers budgeted recurring annual leasing revenues by ensuring maximum occupancy and overall financial management of the company’s leasing assets.
- Prepares and implements business and leasing plans.
- Oversees the day-to-day activities regarding leasing operations, mall operations, and building and facilities maintenance.
- Prepares annual retail P&L budget for managed malls, and reviews P&L of seasonal/specials projects (e.g. holidays, special events).
- Reviews and monitors collections, lease provisions and ensures tenants are adhering to lease contracts
- Closely coordinates with finance team and merchants as well as develop policies and strategies to ensure timely collection of all outstanding rents and dues.
- Monitors and sets objectives and targets for the commercial business group.
- Performs other job-related duties that may be assigned from time to time.
Qualifications
- Bachelor's in science degree in Business, Accounting, Finance, Marketing, Civil Engineering or Property Management
- At least seven (7) years’ experience in mall leasing and operations real estate development and management work, Three (3) years of which must be in managerial capacity
- Knowledge of training in basic Accounting, BOSCH,CSP
