A leading company is seeking a Land Acquisition Sr. Specialist responsible for overseeing land acquisition processes, resolving due diligence findings, and managing documentation related to land transactions. The role requires collaboration with various teams to ensure compliance and effective execution of land title transfers and acquisitions in line with project needs. Ideal candidates will have a degree related to real estate and at least two years of relevant experience.
The Land Acquisition Sr. Specialist is responsible for leading the implementation of solutions and ensuring the successful resolution of land due diligence red flag findings. This involves overseeing the titling of untitled lands, managing the application and conversion of land from agricultural to suitable classifications (such as industrial or agro-industrial), and ensuring the completion of payment terms for purchasing and transferring land titles to the BU’s assigned SPV or trustees. The role includes collaborating with relevant teams, organizing and managing essential documents, and fulfilling other requirements related to resolving red flag findings, land conversion, title transfers, and titling untitled lands. Additionally, the position is responsible for maintaining records, standardizing processes, and continuously improving internal workflows to ensure the effective execution of these responsibilities.
Responsibilities:
Oversee the acquisition of potential project sites that align with thermal and battery storage energy requirements, while identifying related commercial and legal risks.
Manage the coordination of the legal, technical, tax, accounting, financial, and commercial due diligence for land leads, pinpointing risks and suggesting strategies for mitigation.
Assist in gathering necessary documentation to establish land claims or rights, including tax declarations, barangay certifications, affidavits from landowners, SPAs, photo evidence of developed land, approved survey plans, and RPT payments.
Qualifications:
Experience: Minimum of two (2) years of relevant experience in land acquisition, real estate development, or a similar field.
Project Experience: Preferred but not mandatory.
Education: Bachelor’s Degree in Real Estate Management, Business, Law, or another related field. An advanced degree or relevant certifications would be an advantage.
