Job summary

Twoconnect Philippines, Inc. is seeking a Joinery Estimator to prepare accurate, competitive estimates for commercial fit-out and specialist joinery projects. You will review tender packs, take-offs, and supplier pricing to support tender submissions through to handover.

The role requires a bachelor’s degree in a related field and 5+ years of estimating experience in commercial joinery. Strong Excel and estimating software skills, plus excellent English communication, are essential.

Qualifications

• Bachelor’s degree essential in Quantity Surveying, Construction Management, Commercial Management or related discipline.
• Minimum 5 years estimating experience within commercial fit-out projects including woodworking or specialist joinery.
• Strong knowledge of joinery construction methods, materials, finishes, hardware and manufacturing processes.
• Ability to interpret architectural/interior-design/detailed joinery drawings.
• Experience completing material take-offs and calculating labour, fabrication and installation requirements.
• Strong commercial awareness and ability to prepare accurate, competitive estimates.
• Experience sourcing supplier and subcontractor quotations and negotiating pricing.
• Proficiency in estimating software and Microsoft Excel is essential.
• Excellent written and verbal English communication skills.

Responsibilities

• Review tender packs, drawings and specs to understand project scope.
• Identify specified materials, finishes and joinery requirements.
• Produce accurate quantity take-offs for joinery works.
• Calculate materials, labour, fabrication, installation and subcontractor costs.
• Liaise with workshop teams and project managers to set labour hours.
• Enter data into estimating software and verify final costs.
• Identify risks, design challenges and cost implications.
• Prepare assumptions, exclusions and qualifications for tender submissions.
• Obtain supplier quotations and negotiate pricing.
• Maintain up-to-date knowledge of joinery costs and supplier rates.
• Update estimates with design revisions and scope changes.
• Manage multiple tenders and submit detailed cost breakdowns.
• Support pre- and post-tender meetings with clients and stakeholders.
• Hand over successful tenders to delivery teams.
• Maintain tender records and supporting documentation.
• Other duties as required.

Job description

The Joinery Estimatorwill prepare accurate and commercially competitive estimates for commercial fit-out and specialist joinery projects. The role will review tender documentation, complete detailed quantity take-offs, calculate material and labour requirements, obtain supplier and subcontractor pricing and support tender submissions through to project handover.

• Review tender packs, design drawings, specifications and supporting documentation to understand project scope and client requirements.
• Identify specified materials, finishes, fittings and bespoke joinery requirements.
• Complete accurate quantity take-offs for commercial fit-out and joinery works.
• Calculate material, labour, fabrication, assembly, installation and subcontractor costs.
• Liaise with workshop teams and Project Managers to establish realistic labour hours and production requirements.
• Enter material and labour information into estimating software and verify final cost calculations.
• Identify scope gaps, design risks, technical challenges and other potential cost implications.
• Prepare clear assumptions, exclusions and qualifications to accompany tender submissions.
• Obtain competitive quotations from suppliers and specialist subcontractors.
• Review supplier pricing for completeness, compliance and commercial suitability.
• Negotiate pricing and terms to support competitive tender outcomes.
• Maintain current knowledge of joinery materials, finishes, hardware, supplier rates and labour costs.
• Identify value-engineering opportunities without compromising design intent or required quality.
• Update estimates following design revisions, tender clarifications or changes to scope.
• Manage multiple tenders, bids and quotations against client deadlines and submission requirements.
• Prepare detailed and professionally presented cost breakdowns.
• Participate in pre-tender and post-tender meetings with clients and project stakeholders.
• Respond to tender queries and provide pricing clarifications when required.
• Present estimates for internal review and obtain approval before submission.
• Support the handover of successful tenders to project delivery and workshop teams.
• Maintain accurate tender records, supplier quotations and supporting documentation.
• Other position-level duties as they arise.

• Experience estimating projects within the UK commercial fit-out market is highly regarded.
• Experience working for a specialist joinery manufacturer or fit-out contractor with in-house production is highly regarded.
• Knowledge of UK construction practices, tender processes and subcontractor markets is highly regarded.
• Experience estimating bespoke joinery across workplace, retail, hospitality or leisure projects is highly regarded.
• Experience identifying and presenting value-engineering alternatives is highly regarded.
• Familiarity with computer-aided take-off or specialist joinery estimating systems is highly regarded.
