Job summary

ELSAL Ventures OPC is seeking an Internal Auditor to provide independent assurance over land acquisition, titling, payments, and monitoring systems at the heart of our business.

In this role you will audit land acquisition and payments, verify titling documents, confirm on-ground boundaries, and report clear findings with remediation plans. Direct access to the Chairman & CEO and a high-trust, independent function are offered.

Qualifications

• 5+ years in internal/external audit, risk or controls.
• CPA; risk-based auditing and internal-control frameworks (COSO / IIA).
• Strong knowledge of PH land, titling, tax and regulatory compliance.
• Independence, integrity and professional skepticism.

Responsibilities

• Audit land acquisition and payments to landowners, agents and brokers (leakage, ghost payees, overpayment, kickback risk).
• Audit titling & documentation — Chain of Title, DAR conversion, Registry-of-Deeds annotations, authenticity and custody.
• Verify land on the ground: boundaries, occupancy, field cash disbursements.
• Report clear, defensible findings and drive remediation to closure.

Metro Manila / Luzon · Direct Access to the Chairman & CEO

ELSAL assembles fragmented parcels into large, contiguous, title-clean, transfer-ready, and investment ready land. This role is the internal safeguard that land is genuinely acquired, correctly paid for, properly titled, accurately recorded — and faithfully represented to investors.

What You'll Do

• Audit land acquisition and payments to landowners, agents and brokers (leakage, ghost payees, overpayment, kickback risk, etc.)
• Audit titling & documentation — Chain of Title, DAR conversion, Registry-of-Deeds annotations, authenticity and custody
• Verify land on the ground: boundaries, occupancy, field cash disbursements
• Report clear, defensible findings and drive remediation to closure

What You'll Bring

• 5+ years in internal / external audit, risk or controls — ideally in real estate, land, property, construction or asset-heavy sectors
• CPA; risk-based auditing and internal-control frameworks (COSO / IIA)
• Strong knowledge of PH land, titling, tax and regulatory compliance
• Independence, integrity and professional skepticism — non-negotiable
