Job summary

Bright Homes & Realty Corporation seeks a sharp Internal Auditor to evaluate financial, operational, and project-management controls across real estate developments and construction sites. You will audit project costing, bidding, procurement, and joint-venture agreements to mitigate risks and prevent cost overruns.

The ideal candidate has a relevant degree and 3+ years of audit experience, with CIA/CPA/CFE preferred and willingness to travel between sites.

Qualifications

• Bachelor's degree in Accounting/Finance or Civil/Industrial Engineering with financial acumen.
• 3+ years of internal or external audit experience, preferably with real estate or construction projects.
• CIA/CPA/CFE certification is highly preferred.

Responsibilities

• Conduct regular operational and financial audits of active construction sites, evaluating progress billings, change orders, and material utilization.
• Audit vendor pre-qualification, bidding processes, subcontractor contracts, and consultant agreements.
• Verify project cost allocations, heavy equipment usage, and inventory controls for high-value construction materials.
• Ensure compliance with local zoning laws, building codes, environmental regulations, and OSHA/DOLE standards.
• Test controls around real estate sales collections, lease management, retention payables, and progress payments to contractors.
• Draft audit findings and coordinate corrective actions with Project Managers and Engineers.
