Job Description:
Supervise maintenance services to ensure the proper upkeep of the commercial area, including amenities, utilities, and equipment; undertake activities related to tenancy such as house rules and accounts management; and interact with stakeholders including property managers and residents, in accordance with company standards of safety, cleanliness, and orderliness to achieve company objectives.
Qualifications:
- At least 2 years’ experience in property, hotel, or restaurant settings, property management, or tenant relations.
- Technical or engineering background is a plus.
- College graduate (preferably in HRM, management, or engineering).
- Knowledgeable in Microsoft applications, with good oral and written communication skills.
- Ability to work with minimum supervision.
- Willing to work on a flexible schedule.
Roles and Responsibilities:
Commercial Area Management
- Ensure proper housekeeping and sanitation of the property, including scheduling and confirming housekeeping activities for common areas, perimeter, administrative offices, employee and customer facilities, engineering facilities, and other non-leasable areas.
- Conduct physical and visual checks of building facilities to ensure proper maintenance.
- Perform safety audits and act as the Safety Officer to ensure safety standards are met, ensuring the safety of customers and tenants.
- Coordinate with LGU regarding events inside the property and comply with requirements and reports needed by third-party contractors (e.g., BDOI).
- Monitor and analyze utility consumption of tenants.
- Supervise agency personnel by coordinating with agencies on property updates, reviewing work schedules, and ensuring quality work.
- Manage the property's Facebook page.
Tenant Relations (Commercial Area)
- Manage construction activities by conducting pre-construction meetings, ensuring timely submission of requirements, and inspecting construction progress for compliance.
- Handle pre-opening activities, including house rules meetings and submission of pre-opening requirements.
- Manage accounts by processing monthly AUR, collecting and monitoring accounts, and coordinating with Leasing or Legal for collections.
- Oversee billing processes, including encoding and billing of charges like chilled water and other utilities.
- Ensure tenant compliance with POS, CCTV installations, and property housekeeping standards.
- Address operational concerns of tenants within the commercial area.
- Facilitate smooth egress for tenants.
