Job summary

Savills Philippines is seeking a Building Engineer for our Lapu-Lapu, Cebu site. The role requires ensuring equipment functionality, monitoring utilities, and maintaining security across all areas.

You will implement preventive maintenance and oversee vendor performance while ensuring compliance with contracts and safety standards. Ideal candidates have a Bachelor’s degree in Electrical/Mechanical Engineering, a professional license, and at least 1 year of property management experience.

Qualifications

• Bachelor’s degree in electrical or mechanical engineering is required.
• Professional license (board exam) is preferred.
• At least 1 year of work experience in property management.
• Willing to work onsite and six days a week.

Responsibilities

• Ensure equipment functionality and minimal downtime.
• Monitor utilities and inspect the property; address tenant concerns promptly.
• Maintain cleanliness, order, and security across property areas.
• Implement preventive maintenance programs for machinery and equipment.
• Oversee vendor performance and ensure maintenance contract compliance.
• Enforce fire safety procedures and maintain fire protection systems.
• Support energy management initiatives and track cost savings.
• Supervise construction and fit-out works; ensure permits and design compliance.
• Keep permits, documents, and technical reports up to date and ISO-compliant.
• Manage inventory and ensure material availability for operations.
• Lead maintenance teams and coordinate effectively with stakeholders.
• Monitor expenses and utility consumption; assist in OPEX and CAPEX management.
• Maintain relationships with landlords, tenants, and stakeholders.

JOB DESCRIPTION

• Ensure equipment functionality, minimal downtime, and compliance with house rules.
• Monitor utilities, inspect property, and promptly address tenant concerns.
• Maintain cleanliness, order, and security across all property areas.
• Implement preventive maintenance programs for all machinery and equipment.
• Oversee vendor performance, set SLAs/KPIs, and ensure compliance with maintenance contracts.
• Enforce fire safety procedures, inspections, and maintenance of fire protection systems.
• Support energy management initiatives and track cost savings.
• Supervise construction, fit-out works, and ensure compliance with design and permit requirements.
• Keep all permits, documents, and technical reports up to date and ISO-compliant.
• Manage inventory and ensure material availability for operations.
• Lead and coach technical and maintenance teams; ensure efficient communication and coordination.
• Monitor expenses and utility consumption; assist in OPEX and CAPEX management.
• Maintain strong relationships with landlords, tenants, and stakeholders to ensure quality service.
• Recommend operational and technical process improvements.
• Participate in company meetings, training, and professional development activities.

Job Qualifications

• Professional License (Passed Board/Professional License Exam)
• At least 1 year of work experience in the property management industry.
