ABOUT THE ROLE
We are seeking a Building Engineer II - Staff to support the daily operation, maintenance, and reliability of critical building systems across our Capitol Central destination. You will work alongside the engineering team to execute preventive and corrective maintenance, monitor equipment performance, assist with contractor supervision, and ensure all facilities remain safe, efficient, and fully operational for tenants, visitors, and business partners. This is a hands-on, growth-focused role ideal for an engineer ready to take on increasing responsibility within a high-standard regional property.
KEY RESPONSIBILITIES
1. Systems Operation & Maintenance
- Assist in the operation, monitoring, and routine maintenance of MEP systems - chillers, HVAC units, electrical distribution, generators, water supply, sewage pumping, fire protection, and auxiliary building systems
- Execute scheduled preventive maintenance tasks; inspect equipment, record readings, and flag abnormalities or impending failures
- Respond promptly to reported issues, equipment alarms, and tenant concerns; perform troubleshooting and coordinate repairs
- Maintain cleanliness, accessibility, and safety standards in all plant rooms, utility areas, and engineering zones
2. Execution, Documentation & Compliance
- Prepare work orders, material requests, and progress reports; update maintenance logs, equipment history, and asset records
- Assist in reviewing fit-out plans and conducting site inspections for tenant installations; ensure compliance with building standards
- Support regulatory compliance - assist with inspections, permit renewals, and adherence to national building code, fire safety, and local Bacolod City ordinances
- Monitor utility consumption; assist in data gathering for efficiency analysis and cost-saving initiatives
3. Team & Contractor Support
- Supervise and guide maintenance technicians and trades personnel on assigned tasks
- Coordinate with third-party contractors during scheduled works, repairs, and capital projects; ensure safety protocols, work permits, and quality benchmarks are followed
- Assist in preparing work scopes, cost estimates, and progress tracking for small to medium improvement projects
- Be available for on-call and emergency response rotations including weekends, evenings, and holidays
4. Continuous Improvement
- Identify opportunities to improve system reliability, energy efficiency, and operational cost-effectiveness; recommend practical upgrades or adjustments
- Keep updated on building systems, safety practices, and technical standards through ongoing learning
- Uphold professional conduct, safety awareness, and service excellence in all interactions
QUALIFICATIONS
Education & License
- Bachelor's degree in Mechanical Engineering, Electrical Engineering, or Civil Engineering
- PRC Professional License in the relevant field - Required
Experience
- 3-5 years progressive experience in building engineering, facilities maintenance, or technical supervision - within commercial, mall, hotel, or large institutional environments
- Hands-on familiarity with HVAC, electrical systems, water supply, plumbing, and fire protection systems
- Experience executing preventive maintenance programs and supervising technical staff or contractors
- Based in or willing to relocate immediately to Bacolod City
