Job summary

SM Development Corporation in the Philippines seeks an on-site Assistant Project Manager to support the Finishing Lead in executing, monitoring, and documenting finishing works for residential and common areas. The role ensures timely coordination and reporting to meet turnover, safety, and quality requirements.

Candidates should be a licensed Mechanical Engineer with at least five years in property management or construction, with supervisory experience and knowledge of construction quality

Qualifications

• Must be a licensed Mechanical Engineer with a degree in a related field.
• Minimum of 5 years of experience in property management, construction, or warranty management.
• Experience in supervisory roles and coordinating with multiple stakeholders.
• Knowledge of construction quality standards and warranty protocols.
• Strong leadership, communication, and interpersonal skills.

Responsibilities

• Monitor and supervise warranty-related activities and unit/pithe spaces compliance.
• Coordinate with Buyer Turnover Site Team and PMD for 1-year warranty issues.
• Manage unit keys during rectification and handover after repairs.
• Address punch list items identified during turnover (POE) with owners.
• Liaise with Engineering, Construction, PMD and BT for issue resolution within 1-year warranty period.
• Work with contractors and project teams to ensure timely repairs and proper punch lists.
• Inspect units and parking spaces after repairs to ensure quality standards.
• Process rectifications through Job Order Portal for contractors.
• Assist in budgeting and cost management for warranty-related repairs.
