Job Purpose
Reporting into the Development Director, the site-based MEP Project Manager will be responsible for managing the Mechanical, Electrical, and Plumbing (MEP) aspects of mid-rise residential and villa projects. They will lead the coordination and execution of MEP works, ensuring that projects are completed on time, within budget, and to the highest quality standards. This role requires a strong technical background, leadership skills, and extensive experience in project management within the GCC region, particularly in the UAE.
Key Accountabilities:
- Project Planning and Execution: Oversee the MEP scope of work from design to commissioning, ensuring the successful delivery of the project. Develop and implement detailed project schedules, manage resources, and track project milestones to ensure timely completion.
- Team Leadership: Manage and lead the MEP team, including subcontractors and consultants. Provide clear direction, set performance standards, and ensure adherence to safety regulations and quality standards.
- Coordination with Stakeholders: Work closely with the main contractor, project managers, architects, and other key stakeholders to ensure seamless integration of MEP systems within the project. Maintain effective communication to resolve any technical issues or challenges.
- Budget and Cost Control: Monitor and manage the project’s MEP budget, identify cost-saving opportunities, and ensure that expenditures are within approved limits. Review and approve invoices, change orders, and any claims related to MEP works.
- Risk Management and Problem Solving: Identify potential risks and implement strategies to mitigate them. Ensure that all MEP-related issues are addressed promptly to avoid delays or disruptions to the project timeline.
- Quality Assurance and Compliance: Ensure compliance with local codes, standards, and regulations. Conduct regular site inspections to ensure that all MEP systems meet quality standards and are installed according to specifications.
- Commissioning and Handover: Lead the commissioning process of MEP systems, ensuring that all installations are fully functional and meet operational requirements before handover to the client.
Qualifications, Experiences, Core Competencies
- Bachelor's degree in Mechanical Engineering (or related field).
- Minimum of 8-10 years of experience in MEP project management, with at least 5 years working on mid-rise residential and/or villa masterplan projects.
- Proven track record of managing MEP projects from start to commissioning, preferably in the GCC region, with strong experience in Oman/UAE.
- Experience working with both developers and main contractors, with a deep understanding of construction processes, schedules, and deliverables.
- Excellent knowledge of MEP systems, including HVAC, electrical, plumbing, fire safety, and automation.
- Strong understanding of local building codes, regulations, and safety standards in Oman, UAE and GCC region.
- Proven ability to manage multiple projects simultaneously, with excellent time management and organizational skills.
- Strong leadership and team management skills, with the ability to motivate and guide teams toward successful project outcomes.
- Excellent communication and negotiation skills, with the ability to interact effectively with clients, contractors, and other stakeholders.
