The Opportunity

We’re hiring a Senior Property Manager to lead day-to-day portfolio performance, mentor team members, and lift the standard of our PM operations. You’ll own outcomes across arrears, vacancy, maintenance SLAs, and compliance (Healthy Homes, insurance, H&S). You’ll partner closely with the rest of our team, notably the Managing Director, and help our property management department to achieve our goals. Finally, you’ll assist in training, mentorship and growth, playing an integral role in Najib’s growth.

What You’ll Do

• Manage a portfolio end-to-end: onboarding, leasing, inspections, maintenance, renewals, and offboarding.
• Lead with owners and tenants: timely updates, issue resolution, proactive advice to protect asset value.
• Lift compliance: Healthy Homes, RTA adherence, privacy, H&S, contractor onboarding, insurance, file notes.
• Drive portfolio performance: arrears, vacancy, rent reviews, renewals, tribunal prep/attendance when needed.
• Systemise: Work on and implement improvements to our existing SOPs and procedures
• Coach: support junior Property Managers (and external contractors) with best-practice workflows and quality checks.
• Grow: Be a part of our growth and strategy, assisting Najib in achieving its ambitious growth goals

About You

• 6+ years’ residential property management experience in NZ (A must-have).
• Level 5 property management qualification preferred.
• Strong RTA knowledge; confident with Healthy Homes and tribunal processes.
• Proficiency with modern PM software and structured documentation.
• Calm communicator under pressure; excellent written notes and follow-through.
• Full NZ driver licence.
