Job summary

Health New Zealand | Te Whatu Ora is seeking a Regional Property Portfolio Manager to lead end-to-end lease management for a regional leased portfolio, including rent reviews, renewals and maintenance obligations. The role liaises with workspace, asset management and project teams to plan accommodation and space optimisation.

You will provide commercial insights, support national property initiatives and ensure safety, compliance and value for money across the portfolio.

Qualifications

• Degree in property management or valuation.
• Experience managing a leased property portfolio with expense and revenue leases.
• End-to-end lease management including rent reviews, expiries, renewals and maintenance obligations.
• Experience in strategic and tactical lease negotiation.
• Experience analysing and reporting on leased property portfolios, including risk mitigation.
• Ability to perform financial feasibility and whole-of-life cost modelling.
• Experience leading others to implement a leased property management strategy.
• Strong project planning and management skills.
• Understanding of health and safety and compliance requirements.

Responsibilities

• Lead end-to-end lease management for a regional property portfolio.
• Oversee site acquisition, disposal and negotiations with landlords and tenants.
• Manage lease renewals, rent reviews, expiries and maintenance obligations.
• Support accommodation planning, space optimisation and fit-outs.
• Contribute to national land and property policy and planning.
