CBRE is seeking a highly skilled Alliance Director to join our team, partnering with a prominent client in the financial sector. In this pivotal leadership role, you will provide strategic oversight across the client’s New Zealand real estate portfolio—encompassing asset management, lease and property services, and workplace operations. You will ensure the delivery of consistent, high-quality outcomes while building enduring client relationships and driving commercial success.

Key Responsibilities

  • Define and execute the strategic real estate vision for the client’s portfolio, aligning with broader business goals.
  • Provide national leadership across all property and real estate service lines, including Lease Management, Property Management, and Workplace Experience.
  • Serve as the client’s trusted advisor, acting as the senior point of contact and ensuring strategic alignment between CBRE and client stakeholders.
  • Lead commercial performance, including budgeting, forecasting, and profitability across the account.
  • Manage and inspire a high-performing team, fostering a culture of collaboration, accountability, and innovation.
  • Oversee landlord and tenant engagements, proactively resolving matters to support long-term portfolio performance.
  • Identify and drive portfolio-wide improvement initiatives across real estate operations and service delivery.
  • Integrate service delivery across multiple locations, functions, and suppliers to ensure consistent operational excellence.
  • Uphold best-in-class standards for health, safety, compliance, and quality across all sites.
Qualifications

  • Professional qualification with 10+ years of experience in commercial real estate, property management, or related fields.
  • Extensive leadership experience in real estate strategy, portfolio oversight, or facilities management within corporate environments (preferably financial services).
  • Strong commercial and financial acumen, with a track record of managing budgets and delivering value through property services.
  • Deep understanding of lease administration systems, real estate contracts, and market dynamics.
  • Exceptional stakeholder engagement, influencing, and negotiation skills.
  • High proficiency in Microsoft Office Suite, particularly Excel, Word, and Outlook.
  • Willingness to travel within New Zealand; valid driver’s license required.
Health, Safety & Governance Responsibilities

  • Health, Safety, Environment, and Quality (HSEQ): Championing a strong safety culture across all sites, ensuring compliance with relevant legislation, industry standards, and client-specific requirements.
  • Business Continuity & Risk Management: Developing and maintaining robust continuity plans, identifying operational risks, and implementing mitigation strategies to ensure portfolio resilience.
  • Regulatory Compliance: Ensuring full compliance with applicable property, leasing, workplace, and environmental regulations across the portfolio.
  • ESG and Sustainability Leadership: Partnering with CBRE and client stakeholders to advance sustainability goals, support green building initiatives, and drive measurable environmental performance improvements.
  • Data Integrity & Reporting: Overseeing accurate and timely reporting across financial, operational, and compliance metrics, enabling data-driven decision-making.
  • Vendor & Contractor Oversight: Managing third-party performance and compliance with HSEQ and ethical standards, ensuring alignment with contractual obligations.
  • Crisis Management: Leading response protocols during critical incidents, supporting safety and communication procedures, and acting as a key contact for escalation.
