An excellent opportunity has arisen for an experienced and motivated Property Manager to join our dedicated team at RIML in Pukekohe. We are seeking a confident and capable individual who is passionate about property management and delivering exceptional service to both landlords and tenants.

What We're Looking For

To be successful in this role, you will need to demonstrate:

  • Proven experience in residential property management (essential)
  • Excellent written and verbal communication skills
  • Ability to work independently as well as collaboratively within a team
  • Strong organisational and time management skills
  • Competency with Microsoft Office (Word, Excel, Publisher); experience with Palace software is a definite advantage
  • A full New Zealand driver’s license
  • A sound understanding of property maintenance and building basics is beneficial
  • In-depth knowledge of the Residential Tenancies Act and related legislation
Key Responsibilities
  • Conduct routine, pre-tenancy, and final inspections (Company vehicle provided)
  • Prepare thorough inspection reports and communicate findings to landlords and tenants
  • Host viewings for prospective tenants and manage application processes
  • Coordinate property maintenance and liaise with tradespeople
  • Process tenant applications, including credit and reference checks
  • Draft and finalise tenancy agreements
  • Manage rent reviews and rent arrears
  • Assist with end-of-month reporting and general administrative duties
