Job description

Take ownership of varied projects with a close-knit team that shares knowledge and supports your development. Faction Land Surveying is seeking a skilled Licensed Cadastral Surveyor who wants technical variety, project ownership and the opportunity to help shape a growing surveying business.

Faction Land Surveying is a Christchurch-based surveying firm working with property owners, builders, designers and developers across Canterbury. Our work spans boundary and topographic surveys, construction setout and subdivision projects, combining technical accuracy with practical advice that helps clients move their projects forward. We’re building a business where capable people can take responsibility, contribute ideas and influence how we work. We value accuracy, responsiveness and professional judgement, supported by practical improvements in technology and project delivery.

Our team currently includes three Licensed Cadastral Surveyors, two senior technicians and one trainee technician. We’re small enough to stay familiar with each other’s projects, share knowledge and step in when someone needs support or is unavailable. That shared understanding gives you people to discuss technical challenges with and practical backup to keep projects moving. We value clear communication, pride in our work and a willingness to help each other. Project ownership comes with collaboration. You’ll have room to manage your work and make decisions, alongside experienced colleagues who can offer another perspective when a technical issue needs careful consideration. We also welcome ideas that improve how we work—from refining a checking process to improving field-to-office handovers or making better use of technology and incorporating AI into workflows.

The Opportunity

As a Licensed Cadastral Surveyor at Faction, you’ll play a key role in delivering survey outcomes across land development, construction and property projects. You’ll work across technical surveying, subdivision design input, client communication and project delivery, with opportunities to contribute to consent documentation. The role combines cadastral expertise with planning awareness and practical land development knowledge. Working closely with field teams, technicians, clients, contractors and leadership, you’ll manage survey deliverables, solve technical challenges and help maintain Faction’s reputation for accuracy, responsiveness and professionalism.

What You’ll Be Doing

Your responsibilities will include:

  • Leading or supporting boundary, topographic, construction and subdivision projects.
  • Preparing and reviewing survey data, calculations, scheme plans, survey plans and supporting documentation.
  • Coordinating field crews and technical staff to keep projects progressing.
  • Advising clients on subdivision feasibility, site constraints and development pathways.
  • Liaising with councils, planners, engineers, architects, lawyers and other consultants.
  • Applying professional judgement to complex surveying matters.
  • Providing technical guidance to junior surveyors and technicians.
  • Ensuring cadastral work meets professional, regulatory and quality standards.
  • Contributing to improvements in workflows, technology use and project delivery.

Depending on your experience, you may also prepare, review or contribute to subdivision resource consent applications.

What We’re Looking For

We’d like to hear from candidates who bring:

  • Current New Zealand Licensed Cadastral Surveyor status.
  • Strong cadastral surveying experience.
  • Experience with subdivisions and land development projects.
  • Confidence interpreting title matters, easements and subdivision requirements.
  • Strong communication skills and a professional approach to client relationships.
  • The ability to manage projects independently while collaborating with the wider team.
  • A practical approach to resolving technical and regulatory challenges.
  • A willingness to share knowledge and support colleagues.

Experience interpreting planning rules and preparing or supporting resource consent applications would be an advantage. Familiarity with modern survey software, field technology and digital workflows will also be valued.

Professional Development
We’ll Support Your Development Through
  • Technical peer learning: opportunities to work through complex cadastral matters, discuss survey evidence and review technical decisions with fellow Licensed Cadastral Surveyors.
  • Supported CPD: agreed funding and work time for relevant courses, conferences and professional learning.
  • An individual development plan: practical goals shaped around your strengths, professional interests and career ambitions, with regular conversations to review progress and identify opportunities.

As your interests and experience develop, we’ll work with you to identify opportunities to extend your technical expertise and project responsibilities.

Why Join Faction?

This is an opportunity to combine varied technical work with a meaningful contribution to a growing surveying business.

You’ll Have The Opportunity To
  • Take ownership of projects and build direct relationships with clients.
  • Work closely with experienced field and office colleagues throughout the survey process.
  • Share your expertise and help others develop their capability.
  • Contribute to decisions about workflows, quality and technology.
