About the organisation

For more than six decades, The Masonic Villages Trust has supported older people in Aotearoa through the provision of retirement living, aged care and community-based support services.

The Trust is the parent organisation of Masonic Villages Limited and Masonic Care Limited, two registered charitable companies operating across the North Island. Together, they create communities in which older people can experience dignity, independence, wellbeing and connection.

The Masonic Villages Trust is grounded in the values of Care, Community and Compassion, supported by a strong commitment to integrity, accountability, excellence, equity and benevolence. These values guide how the organisation supports residents and whānau, works with its people and makes decisions about the future.

The Trust honours its responsibilities under Te Tiriti o Waitangi and is committed to inclusive, respectful and culturally safe environments for residents, employees, visitors and communities.

The Role

The Masonic Villages Trust is seeking an experienced property leader to take responsibility for the strategic direction, development and long-term performance of its property, asset and infrastructure portfolio.

As General Manager, Property & Asset Management, you will be the Trust’s senior property leader and principal adviser to the Chief Executive, Senior Leadership Team and the Boards of The Masonic Villages Trust, Masonic Villages Limited and Masonic Care Limited.

As a member of the Senior Leadership Team, you will contribute to broader organisational planning and decision-making, ensuring property and asset strategies support the Trust's long-term objectives, financial sustainability and service delivery outcomes.

This is a broad and influential role combining strategic leadership with practical oversight of capital developments, redevelopments, major refurbishments and construction projects. You will also lead the maintenance, compliance, lifecycle planning and renewal of the existing portfolio.

Your work will directly contribute to safe, welcoming and sustainable environments for residents, whānau and employees.
Key responsibilities include:

  • Developing and implementing the Trust’s property and asset management strategy
  • Connecting capital and investment priorities with resident outcomes, operational requirements and long-term financial sustainability
  • Leading developments and major capital projects from feasibility and masterplanning through consenting, procurement, construction, commissioning and occupation
  • Preparing robust business cases, investment analysis, development forecasts and capital cash-flow projections
  • Establishing and continuously improving an integrated asset management framework
  • Developing lifecycle replacement plans and preventative maintenance programmes
  • Improving the quality and use of asset, condition, maintenance and compliance information
  • Providing clear advice and assurance to the Chief Executive, Senior Leadership Team and governance Boards
  • Monitoring project scope, programme, budget, quality, risk and expected benefits
  • Leading consultant, contractor, procurement and contract-management relationships
  • Ensuring property compliance, contractor health and safety and material infrastructure risks are actively managed
  • Working closely with village, care, clinical, finance and operational leaders
  • Translating complex technical and commercial matters into clear recommendations for non-technical audiences

Success in this position will require you to balance commercial discipline and strong governance with an understanding of the people who live and work within the Trust’s communities.

Role Requirements

We are looking for a credible and commercially astute senior leader who can move confidently between Board-level strategy and the practical realities of development, construction, facilities and asset management.
You will bring:

  • A tertiary qualification in property, engineering, construction management, asset management, facilities management, project management or a related field
  • Substantial experience leading a broad property, asset, infrastructure or development portfolio
  • Experience working across a complex, multi-site or service-based organisation
  • Demonstrated delivery of capital developments and construction projects through feasibility, consenting, procurement, contract administration, construction, commissioning and operational handover
  • Strong capability in development forecasting, capital cash-flow planning, budgeting, procurement, contract management and commercial analysis
  • Experience advising chief executives, senior leaders and governance Boards on property strategy, investment, asset performance and risk
  • Sound knowledge of asset lifecycle management, building compliance, facilities management, statutory consenting and contractor health and safety
  • Strong leadership, stakeholder engagement, negotiation and communication capability
  • The ability to influence decisions through evidence, professional expertise and constructive challenge
  • A collaborative and practical approach, with a genuine commitment to positive resident and service outcomes

Professional membership or certification within a relevant property, construction, engineering, facilities, project or asset management discipline would be advantageous.

Experience within retirement living, aged care, healthcare or community housing would also be valuable, as would experience implementing or managing an asset management system.

What's in it for you?

This is an opportunity to lead a significant property and asset portfolio within an organisation where the quality of the physical environment has a direct impact on people’s everyday lives.

The Trust has a diverse portfolio of retirement village, aged care and community assets, with ongoing investment in asset renewal, redevelopment and future growth. This role offers a unique opportunity to influence long-term planning and leave a lasting legacy across communities throughout the North Island.
You will have the opportunity to:

  • Operate with significant professional autonomy and organisation-wide influence
  • Shape the Trust’s long-term property, development and investment priorities
  • Advise executive leaders and governance Boards on major strategic decisions
  • Lead meaningful developments, refurbishments and asset improvement programmes
  • Strengthen asset management systems and capability across the organisation
  • Work alongside experienced operational, clinical, financial and governance stakeholders
  • Join a charitable organisation with a long history of serving older people in Aotearoa
  • Contribute to a culture centred on care, community, compassion and collective responsibility

This role is about more than property. It is about ensuring the environments we create and maintain enable older people to live with dignity, independence, wellbeing and connection.

For the right leader, this role offers the chance to leave a lasting legacy by ensuring The Masonic Villages Trust’s property portfolio continues to support its residents, people and communities well into the future.
