Job summary

Kiwi Property in Auckland is creating a modern FP&A function led by a new Manager who will oversee budgeting, forecasting and performance reporting across the portfolio. Reporting to the Head of Strategic Finance & Investor Relations, you’ll build governance and analytics to drive strategic decisions.

You’ll lead a team of Business Performance Partners, partner with Property, Asset Management and Leasing, and champion automation and responsible AI within finance.

Qualifications

• CA/CPA qualification desirable with FP&A or commercial finance experience.
• Property background essential, preferably retail property.
• Proven people leader with prior team leadership.
• Advanced Excel, Power Query and Power BI; Yardi is a bonus.
• Experience with automation, data governance and responsible AI.
• Comfortable interacting with Board and Executive level.
• Experience leading change in a finance function.

Responsibilities

• Own budgeting, forecasting and long-range planning for the portfolio.
• Produce monthly reporting to Executive team, Board and Committees.
• Oversee capex reporting, budget tracking and variance analysis.
• Lead and develop the new Business Performance Partner team.

Role Summary

This newly created FP&A Manager role leads Kiwi Property’s planning, forecasting and performance reporting. Reporting to the Head of Strategic Finance & Investor Relations, you’ll establish a modern and newly-created FP&A function, leading a team of Business Performance Partners.

Key Responsibilities

• Own the forward view, leading budgeting, forecasting and long-range planning across the portfolio
• Own monthly reporting to the Executive team, Board and Committees
• Oversee capex reporting, budget tracking and variance analysis
• Lead and develop a new Business Performance Partner team
• Partner with Property, Asset Management and Leasing teams on performance
• Drive automation, analytics and AI adoption across FP&A processes
• Build planning and reporting processes with clear governance and traceability

Key Skills & Experience Required

• CA/CPA (equivalent) qualification desirable, with significant FP&A or commercial finance experience
• Property background essential, with experience in retail property highly regarded
• Proven people leader who has built or led a team before
• Advanced Excel, Power Query and Power BI; Yardi experience an advantage
• Practical understanding of automation, data governance and responsible AI use
• Comfortable operating at Board and Executive level
• Demonstrated experience leading change within a finance function
