Job description

We are seeking a highly organized and experienced Commercial Building Project Manager to oversee the planning, coordination, and execution of commercial construction projects (structural and interior fit-out) from inception to completion. This role requires strong leadership, exceptional communication skills, and a deep understanding of New Zealand construction processes, building codes, and project budgeting.

This role has the potential to grow into a Director of Project Management, overseeing project and project managers throughout New Zealand.

Key Responsibilities:

Project Planning & Scheduling:

  • Manage multiple concurrent projects
  • Develop and manage comprehensive project plans, timelines, and budgets.
  • Coordinate design, permitting, procurement, and construction phases.

Team Coordination:

  • Co-ordinate subcontractors, suppliers and service providers to achieve programme
  • Monitor progress, resolve issues, and ensure alignment with project objectives.
  • Running daily pre-start meetings, inductions, and weekly coordination meetings.
  • Mentor junior Site Managers, Foreman, and tradespeople
  • Budget & Cost Management:
  • Prepare, track, and report on project budgets.
  • Identify cost-saving opportunities and prevent budget overruns.

Quality & Compliance:

  • Working through design issues with the project team, contractors, clients and consultants
  • Ensure all work complies with local building codes, safety regulations, and quality standards.
  • Conduct regular site inspections and audits.
  • Manage the Health and Safety on site (with support from the HSQE Coordinator) in line with the company policy

Client & Stakeholder Communication:

  • Act as the primary point of contact for clients and stakeholders.
  • Provide regular updates and reports on project status, milestones, and risks.

Risk Management:

  • Identify potential project risks and implement mitigation strategies.
  • Address and resolve issues in a timely and effective manner.

Qualifications:

  • Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or related field.
  • 5+ years of New Zealand experience managing commercial construction projects.
  • Must have experience with structural build and interior fit-out for high-end buildings.
  • Exceptional planning and coordination ability to achieve successful outcomes
  • Have demonstrated a high attention to detail
  • Must work well within a team and have a positive ‘Can do’ attitude
  • Thorough understanding of New Zealand commercial construction techniques and standards
