Job description

Technician - Property Management (Bandar Sunway)

Sunway Property & Facilities Management (Sunway PFM Sdn Bhd) is the Sunway Group’s asset management firm established in 1991. The company manages a diversified portfolio of 32 million sq ft of real estate, including office, retail, hospitality, medical, residential, and education developments. The team comprises 160 professionals and technical staff, driven by core values, vision, and mission. Sunway PFM’s engineering capabilities, especially in building maintenance, are key differentiators, focusing on preventive and predictive maintenance to ensure optimal asset performance and long-term lifecycle management.

Responsibilities:

1. Ensure all electrical equipment and appliances are in safe and good working condition.
2. Maintain electrical distribution boards (DBs), riser rooms, and main switchboard (MSB) rooms.
3. Check fire fighting systems, pumps, wet risers, smoke detectors, and their installations for good condition.
4. Update and attend to preventive and scheduled maintenance checklists.
5. Monitor Building Automation System (BAS).
6. Ensure all work orders are entered into the Computerized Maintenance Management System (CMMS) - PMWO and CMWO.
7. Possess knowledge in plumbing, piping installation, and maintenance.
8. Ensure all air conditioning, ventilation, and refrigeration (ACMV) systems are operational and in good condition; check modulating valves and air temperatures.
9. Attend to tenant requests via electronic Service Requests (eSR).

Qualifications:

• Technical certification or vocational training in electrical, plumbing, HVAC, or relevant fields is highly desirable.
• Minimum 2 years of experience in technical or facility management roles within property management, preferably in commercial buildings.
• Familiarity with high-rise building safety codes and regulations.
• Proven ability to manage multiple tasks effectively.
• AO Chargeman certification or higher is an advantage.
