Position Overview

The Multi-Skilled Technician is responsible for the day-to-day operation, maintenance, and management of building systems and services across banking facilities in Petaling Jaya. This role requires a versatile technician who can perform a comprehensive range of technical tasks across multiple disciplines including mechanical, electrical, plumbing, and general building maintenance to ensure optimal facility operations supporting critical banking activities. The position ensures both internal banking spaces and common areas are maintained to the highest standards of functionality, safety, and presentation.

Key Responsibilities

Building Systems Operation and Maintenance

• Operate, monitor, and maintain HVAC systems including air handling units (AHUs), fan coil units (FCUs), split air conditioning units, exhaust fans, fresh air systems, and associated controls to ensure optimal indoor environmental quality throughout banking facilities.
• Conduct regular inspections of mechanical rooms, electrical rooms, plant rooms, and critical facility infrastructure to ensure all systems are operating efficiently and identifying potential issues before they impact operations.
• Monitor and adjust temperature, humidity, and ventilation parameters throughout the facility to maintain comfortable conditions for banking operations, customer areas, and staff working environments.
• Perform routine maintenance on electrical systems including lighting fixtures, power distribution, switches, outlets, circuit breakers, and minor electrical repairs to ensure safe and reliable power supply.
• Maintain plumbing systems including water supply pumps, sanitary fixtures, drainage systems, water treatment equipment, and address leaks, blockages, or malfunctions promptly to prevent service disruptions.
• Execute preventive maintenance schedules for all building systems and equipment according to manufacturer recommendations, regulatory requirements, and facility management best practices.
• Respond to equipment breakdowns and malfunctions promptly, troubleshooting systematically and performing repairs within competency level while escalating complex issues appropriately.
• Replace consumable parts including air filters, light bulbs, belts, fuses, gaskets, and routine replacement items to maintain equipment performance and extend service life.

Facility Infrastructure Management

• Maintain building envelope integrity including doors, windows, frames, seals, and weatherproofing to prevent water ingress, air leakage, and environmental intrusion.
• Perform general building maintenance including minor carpentry work, door adjustments, lock repairs, furniture repairs, ceiling tile replacements, and touch-up painting to maintain professional facility appearance.
• Monitor and maintain vertical transportation systems including lifts and escalators through visual inspections, cleaning, and coordination with specialized maintenance contractors.
• Ensure proper operation of building access control systems, automated doors, roller shutters, and security barriers in coordination with security personnel.
• Maintain outdoor areas within facility boundaries including car parks, walkways, landscaping features, drainage systems, and external lighting.
• Inspect and maintain building signage, wayfinding systems, directional indicators, and information displays ensuring proper illumination and professional presentation.
• Address structural issues, cracks, water damage, or deterioration by performing minor repairs and reporting significant concerns to Building Manager for remedial planning.

Preventive Maintenance Program Execution

• Execute comprehensive preventive maintenance schedules for mechanical, electrical, and plumbing systems according to established frequency and procedures.
• Conduct equipment inspections including visual assessments, parameter checks, performance testing, and condition monitoring to identify wear, deterioration, or potential failures.
• Perform lubrication, cleaning, adjustment, and calibration of equipment and systems to maintain optimal operating efficiency and prevent premature failure.
