A property management group in Johor Bahru is looking for a Senior Manager to oversee strategic direction and governance of its property portfolio in the southern region. Responsibilities include developing long-term strategies, financial stewardship, and leading a team of property managers. The ideal candidate will have over 10 years of experience, including leadership roles, and a strong understanding of property management regulations. As Senior Manager - Property Management, Southern Region, you will lead the strategic direction, governance, and operational performance of the Group’s entire strata-titled and township property portfolio in the southern region. This role goes beyond day-to-day property management, focusing on long-term planning, stakeholder alignment, community integration, and enhancement of asset value. You will serve as the regional lead in shaping property management strategies that support the Group’s townships’ vision of sustainable, vibrant, and livable communities.
Develop and execute long-term property management strategies for all strata and township common properties across the Southern Region.
Align property management goals with township masterplanning, development phases, and placemaking initiatives.
Plan for lifecycle asset replacement, capital improvement works, and long-term sinking fund forecasting.
Oversee governance structures (JMB, MC, RAs) across multiple developments; standardize best practices and compliance measures.
Ensure full adherence to the Strata Management Act and local regulations across all properties.
Review and implement regional SOPs to ensure operational consistency and service excellence.
Provide strategic oversight on annual budgets, maintenance charges, and sinking fund allocations across the regional portfolio.
Monitor financial health and arrears performance across projects; implement recovery strategies where necessary.
Evaluate long-term cost control, revenue enhancement, and service charge optimization strategies.
Lead and guide the regional team of property and building managers to ensure consistent, high-quality delivery of services.
Oversee procurement and vendor management to ensure competitive, cost-effective, and performance-based contracts.
Drive digital adoption and system improvements (e.g., resident apps, digital maintenance tracking, payment systems).
Act as the strategic liaison with residents’ associations, JMBs, MCs, and internal development teams to ensure shared vision and objectives.
Champion community-building initiatives aligned with the Group’s township identity and branding.
Anticipate and mitigate community risks through proactive engagement and dispute resolution frameworks.
Ensure strict adherence to safety, fire, and environmental standards across all managed properties.
Lead incident management protocols and emergency response preparedness at a regional level.
Oversee insurance coverage reviews, claims management, and regulatory reporting.
Develop and present regional property performance dashboards to senior leadership.
Benchmark service levels, operating costs, and community satisfaction against market standards.
Continuously identify operational gaps and recommend corrective action plans.
Drive regional sustainability initiatives such as green building practices, waste management programs, and energy-saving initiatives.
Propose enhancement plans for aging properties to maintain asset value and community appeal.
Work with development and planning teams to ensure maintainability is considered in new project designs.
Bachelor’s Degree in Property Management, Real Estate, Facilities Management, or related discipline.
Professional certification (e.g., RISM, BOVAEP, MIPFM) is an advantage.
Minimum 10 years of experience in property management, with at least 4–5 years in a leadership role overseeing multiple developments or regional portfolios.
Proven experience managing township developments, strata schemes, and working with JMB/MCs.
Strong understanding of the Strata Management Act, Building & Common Property legislation, and local regulatory landscape.
Exposure to township development lifecycle and asset lifecycle management.
Familiarity with property tech tools and digital reporting systems.
Strong leadership and stakeholder management skills.
Ability to engage with C-level executives, residents, authorities, and internal teams.
Excellent problem-solving, conflict resolution, and community diplomacy.
High level of accountability, foresight, and professionalism.
Willing to travel frequently across project sites within the Southern Region.
Comfortable managing diverse teams across multiple property types and maturity stages.
