Senior Manager, Investment & Investor Relation (REIT Property)

· Lead the acquisition strategy by identifying, evaluating, and executing investment opportunities to strengthen REIT’s portfolio.

· Develop and oversee divestment plans for non-strategic or low-yielding assets to optimize portfolio performance.

· Direct due diligence processes for acquisitions and divestments, ensuring compliance and risk mitigation.

· Formulate advanced financial models to assess profitability projections and evaluate investment scenarios.

· Work closely with advisers to secure regulatory approvals for acquisitions and financing arrangements.

· Drive financing strategies by collaborating with advisers to structure funding solutions for potential investments.

· Partner with the Finance team to refinance existing facilities and implement interest rate management strategies.

· Guide leasing strategies by collaborating with the Leasing team to develop cash flow models and strategic recommendations for lessee and joint venture opportunities.

· Shape asset enhancement initiatives through close coordination with the Asset Management team.

· Oversee the annual portfolio revaluation and ensure strategic alignment with market trends.

· Manage the REIT’s insurance program, including policy structuring and claims coordination.

· Act as the key liaison for compiling, finalizing, and integrating the Annual Budget into the property management system.

· Supervise Board of Directors meeting materials preparation, ensuring timely and accurate submission.

· Strengthen engagement with unitholders and regulatory bodies (e.g., Securities Commission Malaysia, Bursa Malaysia) to maintain compliance and transparency.

· Lead investor relations activities, including handling queries from analysts, fund managers, investors, and media, ensuring cohesive communication.

· Manage investor relations communication platforms, managing updates to the REIT’s website, annual reports, quarterly announcements, and presentation materials.

· Drive corporate engagement efforts by organizing AGMs, unitholder meetings, roadshows, analyst briefings, and investment community events.

· Support executive communications by preparing speeches, media statements, press releases, and related materials for the Chairman and CEO.

· Ensure effective board reporting, assisting in the preparation of internal presentations and strategic updates.

· Represent the REIT at key industry forums, networking with stakeholders in local and regional investor conferences.

· Maintain a robust investor and media database, ensuring updated contact records within the REIT and commercial property sector.

· Deliver regular unitholder movement reports, providing management with monthly and quarterly insights.

· Commission market research to stay ahead of industry trends and investment opportunities.

· Take on additional strategic responsibilities as assigned by the General Manager, Investment & Investor Relations.

Education & Experience

· Bachelor’s degree in Real Estate, Business, Finance, Communications, or a related field.

· CFA qualifications are an added advantage.

· At least 10 years of relevant experience in the real estate industry, including a minimum of 5 years with publicly listed companies.

· Extensive expertise in business development, regulatory reporting, sustainability reporting, stakeholder engagement, real estate investment evaluation, financial modeling, and portfolio management.

· Well-established industry network and in-depth knowledge of Malaysia’s property market, particularly in the office, retail, industrial, and education sectors.

· Strong communication, negotiation, interpersonal, and management skills, with a high level of integrity and confidentiality.

· Ability to work independently, manage multiple assignments, and meet deadlines while maintaining a positive and motivated attitude.

· Resourceful and adept at problem-solving.

· Proficient in written and spoken English and Bahasa Malaysia.
