Job Description
POSITION GENERAL SUMMARY
- Portfolio Management: Oversee off-terminal portfolio of 280+ contracts. Manage the full contract lifecycle, including drafting, renewals, compliance, billing, and stakeholder coordination. Implement standardised agreements and champion operational improvements related to the department.
- Business Services: Support KASB in ecosystem and value proposition strategies across industrial, commercial, and renewable sectors from strategic intent and due diligence to structuring and execution. Support in annual business planning, Board-level reporting, and strategic communications where necessary.
ESSENTIAL POSITION FUNCTIONS
- Support Business Development and Finance & Real Estate Investment Team in business case evaluation, contract structuring, and lead in review and contract execution, including land subleases, build-&-lease agreements, joint venture agreements and tenancies.
- Ensure rigorous contract lifecycle management — from renewal, variation, and coordination on dispute resolution and termination; including future KASB's build-to-suit assets management.
- Standardise documentation, monitor revenue billing, and enhance portfolio governance through frameworks and compliance controls.
- Support in market research, real estate outlook, trend analysis, ground intelligence to support in the development and execution of strategic initiatives across verticals (industrial, aerospace, logistics, mix commercial/leisure, and renewable sectors).
- Support to formulate compelling value propositions and business cases for land development, or joint venture partnerships; including promotional activities to create investors interest and increase government and public awareness on KLIA Aeropolis' strategic positioning.
- Build and manage relationships with key relevant constituents (government stakeholders, consultants, and real estate advisory firms)
- Jointly develop business plans, Board and Exco submissions, investor materials, and strategic presentations for internal and external stakeholders.
- Champion operational excellence through SOPs, documentation templates, and system enhancements to support contract and business functions.
- Contribute to internal risk management as part of governance or audit committees, ensuring compliance and alignment with corporate policies.
- Balancing between varying project lifecycle with operational priorities and stakeholder management.
- Coordinating across multiple internal functions (Legal, Finance, Planning, Ops) while managing expectations of diverse external parties.
- Drive ongoing deliverables while navigating system and process changes arising from Group-wide procurement and operational transformation efforts.

- Commercial Acumen: Strong knowledge of real estate fundamentals, financial metrics, contract structures and typical contractual terms to support deal negotiation and agreement execution.
- Stakeholder Engagement: Adept at managing negotiations and building trust with tenants, investors, external parties (e.g. government agencies, real estate agency, consultants, etc.) and internal stakeholders.
- Analytical & Research-Driven Execution: Capable of solutioning, synthesises data from contracts, financials, and market trends and presentation, in multifaceted real estate products.
- Operational Discipline & Execution Excellence: Detail-oriented with a disciplined approach to contract management, compliance tracking, and performance monitoring.
- Leadership & Team Collaboration: Proven ability to lead teams and collaborate across functions to deliver business outcomes.
- Adaptability: Responds effectively to shifting priorities, regulatory changes, and tenant or market disruptions. Demonstrates composure under pressure and guides the team through transition.
- Effective Communication: Communicates information clearly, both in writing and verbally, across all levels, including the ability to prepare and present reports to senior management and boards. Able to communicate in English, Malay, and Mandarin; to communicate with Mandarin-speaking customers.
Education
External
- Master or Degree in Property/Real Estate, Business, Economics, Commerce, Management, Finance or equivalent.
- Professional valuation certification and proficiency in Mandarin are advantageous.
Relevant Industries
External
- Minimum of 10 years’ relevant experience in executing real estate transactions, specifically definitive agreements and investor support, with at least 5 years in a managerial or department head role.
