Senior Facilities Manager
Formulate and lead the on-site team and the day-to-day operational management, team management, and vendor management. The role will assume overall responsibilities for site facility management (Operation & Maintenance), finance, HSE management, and procurement & vendor management. You will be required to achieve excellence in preventative and reactive maintenance programs, incorporating industry best practices, innovative maintenance techniques, and statutory and contractual compliance. You will oversee the management and control of all plant, mechanical, and electrical systems and coordinate remedial actions with your Engineering Team in the event of business-critical failures. You will be required to provide leadership and direction to the multi-skilled Engineering Operations teams made up of directly employed staff and appointed vendors. Ensuring that all staff and vendors employed within the client’s facilities strictly adhere to client and JLL’s policies and procedures is essential. Additionally, you will act as the point of escalation for critical failures to assist the technical team in making the site safe, identifying, analyzing, rectifying, and reporting improvements. Must be Certified Data Centre Professional.
Facility Management (Operation & Maintenance)
- Implement operation-related standards and procedures, preventive & planned maintenance programs, repair & replacement initiatives, and helpdesk management to minimize the risk of plant failure.
- Be competent and experienced in maintenance and operations of data centers and/or critical environment spaces.
- Manage both hard and soft service operations, ensuring all procedures and standards are implemented.
- Oversee all site repair and maintenance work carried out by subcontractors, ensuring quality and compliance with specifications and regulations.
- Monitor, measure, and report the performance of all specialist contractors against contractual budgets.
- Coordinate meetings with contractors, vendors, and suppliers to maintain standards and develop corrective action plans when performance falls below expectations.
- Ensure maintenance documentation meets standards and provides sufficient information for effective asset management.
- Assist the client with statutory compliance requirements and certifications.
- Maintain asset information within the CMMS and update changes accordingly.
- Manage site operations, including incident management and escalation, according to approved procedures.
- Engage stakeholders proactively to meet client expectations.
- Recommend continuous improvement initiatives and energy management plans, actively seeking opportunities to improve energy efficiency (PUE).
- Review existing operations regularly to reduce costs and improve standards.
- Manage ad-hoc projects and handle complex operational matters daily.
- Demonstrate interpersonal skills to manage diverse service providers and client representatives, with good communication and presentation skills.
- Possess computer skills in Windows OS; AutoCAD skills are an advantage.
- Work independently, demonstrate leadership, assist and mentor colleagues, provide feedback, and monitor team and vendor performance. Make difficult decisions and resolve problems effectively. Promote collaborative relations with all stakeholders.
Finance Management
- Ensure adherence to financial processes, timely reporting, and manage vendor finances according to SLAs and KPIs.
HSE Management
- Ensure a safe working environment and compliance with HSE standards.
- Undertake Job Hazards Analysis (JHA) and work with HSE personnel to plan and deliver HSE procedures.
Qualifications and Experience
- Tertiary qualifications in mechanical, electrical, or operational engineering.
- Certified Data Centre Professional.
- 6-8 years of relevant experience in engineering or critical environments.
- 2-3 years’ experience in electrical and mechanical services in Tier III or equivalent data centers or critical facilities.
- Excellent interpersonal, client, and vendor interaction skills.
- Experience in critical environments of similar size and operations.
- Knowledge of M&E systems such as CRAU, chillers, PDU, UPS, Switch Gears, DX cooling, network cabling, security.
- Ability to lead major data center activities during non-office hours if needed.
- Strong communication skills, technical writing, and business justification experience.
