Job Title

Senior Executive, Real Estate

Reports To

Senior Manager, Real Estate

Role Purpose

Leading MAG Real Estate functionality, including contract management, costs management, and department operations. Responsibilities encompass tenancy renewal, contract negotiation, market research, risk analysis, and process optimization to enhance property portfolio value and operational efficiency. The role also involves project coordination for premises renovation and surrenders, aligning with MAG's strategic objectives of Profitability, Customer Experience, Delivery MH, and People.

Key Accountabilities
Contract Management
  • Review business unit requests for operating space and facilitate internal processes.
  • Conduct site visits, assess terms, and determine space suitability and readiness.
  • Negotiate contracts and financial terms; examine document readiness for tenancy agreements.
  • Process space requests and coordinate with internal and external parties for discussions.
  • Manage pre- and post-tenancy matters, negotiate key contract terms, formalize agreements, and ensure contract compliance.
  • Act as the key contact with authorities and landlords, maintaining professional relationships while safeguarding the company's interests against legal, financial, and operational risks.
  • Perform administrative tasks such as property tax billing, rental deposits, bank guarantees, stamp duties, insurance, and other duties as directed by management.
Costs Management
  • Handle financial reporting, cost accruals, budget transfers, and rental payments. Negotiate rates, financial terms, and seek rental relief opportunities from landlords and authorities. Review all MAG rental costs for reconciliation with SISCO.
  • Conduct rental market research and secure tenants for MAG-owned properties.
  • Optimize space usage, organize surrender of premises as per contract terms, and scrutinize final accounts and deposit refunds.
Qualifications & Experience
  • Degree in Real Estate, Business Administration, Economics, Legal, Accounting, or related fields.
  • At least 3 years of experience, preferably with a focus on process flow, reporting, and IT proficiency.
Personality Traits
  • Creative and analytical.
  • Effective interpersonal and communication skills.
  • Proficiency in Microsoft Office; intermediate or advanced level is advantageous.
