Job summary

A leading airport management organization is seeking a Business Development professional to contribute to strategic planning and securing tenancies in off-terminal real estate projects. The ideal candidate will have relevant qualifications and strong communication and analytical skills. Job Description

POSITION GENERAL SUMMARY

  • To be part of Aeropolis’ “Creating Tomorrow, Here” - a Malaysia Airports’ airport-driven and national-aligned economic growth agenda with KLIA being the flagship development.
  • To assist the manager in coming out with a business plan and subsequently executing of the business plans and marketing strategies of integrated and synergistic off-terminal real estate developments/components/ solutions that balance the 3 dimensions of sustainable development i.e. the economic, social, and environmental for MAHB Group.
  • To contribute to revenue generation maximization by undertaking business development activities in terms of securing business opportunities through developing/initiating/nurturing business contacts with potential clients in order to stimulate their interests to participate in projects and investments, both for the immediate and long-term horizon.

ESSENTIAL POSITION FUNCTIONS

  • Strategic
    • Identify opportunities and develop business plans at prioritized locations by identifying and establishing relationships with prospective tenant-operator.
    • Revenue assurance of the ongoing occupied off-terminal real estate.
    • Participate in contract negotiations with real estate investors, developers, and/or tenant-operator across joint venture, build and lease, and land sublease transactions.
  • Functional
    • To assist Manager/ Senior Manager in securing deals/tenancy, inclusive of commercial negotiations and contractual documentation process.
    • To lead in securing tenancies within the prescribed value (as stated below).
    • To assist Manager/ Senior Manager in engaging and concluding tenant/user requirement capture for built-to-suit and lease project proposals.
    • To assist in formulating a yearly business plan and marketing strategies for off-terminal assets owned by MA(S), MASB, and KASB.
    • To analyze, evaluate and recommend new business opportunities at various airports.
    • Prepare feasibility and viability analysis supported with financial cash flow in evaluating new project proposals.
    • Analyze the latest property trends, market conditions and investment drivers to develop/support investment strategies and decisions.
    • Engagement: Active engagement with internal stakeholders, existing tenants under management, and relevant government stakeholders e.g. investment promotion agencies and sectoral coordination offices.
    • Value: To lead in securing tenancy value up to RM10 mil per contract value and to assist in securing tenancy value up to RM 50 mil per contract value.
  • People Management Development
    • Promote teamwork, professionalism, and quality services in line with the Company’s objectives.
    • Collaborate and communicate effectively with supporting departments such as FCZ, Airport Managers, Finance, AMD, PDSS, TMO, Procurement, and Legal.
  • Securing tenants
  • Obtaining management approvals for development to be undertaken by the Technical unit
  • Providing clear assessment and recommendation for approvals by the management
Skills
  • Understands development planning guideline and processes.
  • Comfortable and good at Microsoft Office especially Power point and Excell
  • Have pleasant personality and able to communicate effectively with all levels of personnel.
  • Possess good analytical skills.
Education

External

  • Degree / Diploma preferably in Business Management/Marketing/Engineering/Architecture/Town Planning or equivalent.
  • Well versed in the use of Microsoft Office and demonstrate experience in sourcing for potential tenants and development partners
  • Understanding of local authority’s requirements and guidelines and construction method statements is an added advantage.
  • Good in feasibility and viability study, understanding the property market and able to analyze property trends.
  • well-versed in the preparation of presentation materials and in doing presentations.

  • Degree holder with minimum 3.0 CGPA. Fresh graduate may be considered.
