Job summary

Wahed Invest LLC is seeking a driven Senior Associate, Property Asset Manager to oversee Malaysia’s real estate portfolio within Wahed Real Estate. You’ll translate global strategy to on-site execution, stabilise assets, and ensure timely rental income for investors.

You’ll work with the Malaysia team, manage property managers, renovations, and service providers, and use Excel to turn data into decisions, while collaborating with UK/US teams.

Job Brief

Wahed Real Estate lets people invest in property together. Instead of buying a whole building, each investor owns a share of it, and the rental income is shared between them. Wahed is a licensed Digital Investment Manager (DIM), as well as a Recognised Market Operator (RMO) by the Securities Commission of Malaysia for Equity Crowdfunding. This Fractional Real Estate product is the first of its kind in Malaysia, currently operating within the Securities Commission's regulatory sandbox. We already have a proven track record in the UK and the US, and in Malaysia we're pioneering the category.

We're looking for a driven, analytical, roll-up-your-sleeves Senior Associate, Property Asset Manager to look after Wahed's growing real estate portfolio in Malaysia. You'll be part of our Global Asset Management function, which oversees properties across the UK, Malaysia and the US. Your job is to keep every Malaysian asset stabilised, protected and performing, so the income it generates reaches investors accurately and on time.

Day to day, you'll work with the Malaysia real estate team. You'll connect the global strategy to what happens on the ground. You'll be as comfortable in a spreadsheet as on the phone with a property manager, and you'll take ownership of problems before they grow. You'll run with the tools and processes we're building to help a lean team manage a fast-growing, multi-market portfolio.

Job Description

Maintaining and Overseeing SLAs

Property Acquisition

• Manage the timeline with the conveyancing lawyer and the agent's/vendor's conveyancing lawyer to complete the property acquisition (understanding pre-requisites for the land office, building management, etc.).
• Administer the change of ownership on property-related matters (utilities, property tax, insurance) for the acquired property.

Getting Property Ready for Tenancy

• Coordinate with renovators on repairs and renovation works so they are completed on time and on budget.
• Coordinate with professional property managers to prepare the acquired property for tenancy operations.
• Manage other relevant stakeholders (i.e. building management, developers) where necessary to get the property ready for tenancy.

Service Provider Management

Property Managers

• Source, onboard, and monitor third-party property managers.
• Hold property managers accountable to performance, reporting, and service standards.
• Perform site visits to review the quality of properties under management as and when required.
• Manage the transition whenever a property manager changes.

Renovators

• Source, onboard, and monitor third-party renovators.
• Hold renovators accountable to performance, reporting, and timely service standards (i.e. making sure SLA/TAT is achieved).
• Perform site visits to review the quality of renovations or improvements as and when required.
• Manage the handover from renovator to property manager in a timely and organised manner.

Serve as Wahed's day-to-day representative with service providers and relevant stakeholders, resolving issues and keeping communication clear and consistent. Assist the legal team in preparing service agreements for renovators and property managers. Coordinate with the management team on scope of services and quotations.

Performance, Rent & Tenants

• Help maximise rental yield and asset performance by monitoring rent collection and occupancy.
• Analyse tenancies and renewals.
• Evaluate professional property managers' performance for management review.
• Track ongoing repairs and maintenance across the portfolio.

Financials and Payments

• Work closely with the finance team to help finalise property-level income and expenses. This includes reviewing figures from property managers, flagging discrepancies, and following up until accounts are accurate and payments are made on time.
• Monitor cash balances at each asset to confirm adequate reserves for anticipated repairs, escalating liquidity risks early.
