Manulife Financial is seeking a Leasing Manager to oversee leasing activities for their Menara Manulife building in Kuala Lumpur. This role involves managing tenant relationships, executing leasing strategies, and ensuring compliance with legal responsibilities. The ideal candidate will have a Bachelor degree and relevant experience in the commercial properties sector, along with strong negotiation skills and a customer-oriented approach.
The Opportunity
The position will oversee the leasing of multiple both owned and leased commercial building space to ensure that each unit of space in the building assigned is leased out as quickly as possible. The position must be responsible for processing all confirmed leasing documentation and ensure work request are completed in timely manner. They are to manage all tenant’s expectations and request quickly and systematically. The position will also manage stakeholder’s expectation to look for new, relocation and closure of any leased premise and to ensure smooth transition between landlord and tenants.
Position Responsibilities:
Support the department in planning or implementing tenancy mix in the Menara Manulife building
Support the department in planning or implementing tenancy mix in the Menara Manulife building
Identify and short-list suitable tenants and retail concepts for the building
Plan and execute the leasing activities for Menara Manulife
Lead and maintain good landlord tenant relationships with existing and potential tenants.
Support the Head of Leasing in formulating and implementing leasing strategy analysis for rental rate, occupancy rates, planning and implementing tenancy in Menara Manulife
Attending to tenants leasing queries, requests, comments, and complaints with a view to rectify or resolve issues for services improvement.
Lead to ensure timely deposit, rental collection, and renewal of tenancy agreement.
Lead tenancy-related matters including negotiation and issuing legal documentation, generate leasing report as well as any other related documents with regards to lease transactions.
Liaise closely with inter-departments on matters pertaining to Fit-out, Facility Maintenance and Operation.
Liaise with solicitors for advice and opinion on how best to mitigate losses in instances of bad pay master/defaulters.
To support and assist to check all reconciliations done against all reports (collection report to be reconciled with outstanding report, aging analyst report and tenant ledger summary report)
Support and assist to source for new location for branch, training center or agency branch
To monitor tenancy expiry and handle renewals and assist the Manager in preparing renewal notice, renewal negotiation, tenancy agreement & renewal report
Ensure that all lease files are properly maintained and kept up to date in accordance with statute and company policy
Undertake any other relevant duties as requested
Required Qualifications:
Bachelor Degree in Marketing, Business Studies/ Real Estate Management or equivalent
2 to 3 years of working experience in commercial properties
Well versed with the general terms and guidelines pertaining to the Tenancy
Have relevant experience in the scope of retail leasing and tenancy administration within a commercial building and corporate environment
Preferred Qualifications:
A team player, meticulous and customer-oriented wit good management, organizational and interpersonal skills
Strong negotiation skills and experience in dealing with multiple stakeholder requirements
Respect and comply utmost privacy & confidentiality of tenant’s information and tenancy agreement
Ability to prioritize and meet deadlines
