A Senior Account & Finance Executive or Assistant Manager typically handles the financial management, reporting, and compliance aspects of the business. Since construction and property development involve project-based financing, cost control, and regulatory compliance, their responsibilities are more complex than in other industries.

Key Responsibilities:

  1. Prepare monthly, quarterly, and annual financial reports.
  2. Ensure compliance with Malaysian Financial Reporting Standards (MFRS) and Malaysian Accounting Standards Board (MASB) regulations.
  3. Handle audits and tax filings, including SST, income tax, and real property gains tax (RPGT).
  4. Work closely with external auditors, tax agents, and government authorities.

2. Budgeting & Cost Control

  1. Prepare and monitor project budgets and cost control reports.
  2. Track cash flow management and funding requirements for ongoing projects.
  3. Identify cost-saving measures without compromising quality.

3. Accounts Payable & Receivable

  1. Manage progress payments, claims verification, and billing to clients and subcontractors.
  2. Oversee supplier and vendor payments based on project milestones.
  3. Ensure timely collection of accounts receivables to maintain cash flow.

4. Project & Contract Finance

  1. Analyze contract agreements, Letter of Award (LOA), and Variation Orders (VO) from a financial perspective.
  2. Monitor construction project financing and liaise with banks for project loans and financial instruments.
  3. Work with quantity surveyors (QS) to assess financial implications of contract variations.
  4. Provide financial analysis for senior management to support decision-making.
  5. Forecast financial performance and assess risks in new projects.
  6. Assist in investment evaluations related to land purchases or joint ventures.

Requirements & Qualifications:

  1. Degree in Accounting, Finance, or equivalent (ACCA, CPA, or CIMA is an advantage).
  2. Minimum 5–8 years of experience in finance, preferably in construction or property development.
  3. Strong knowledge of CIDB, LHDN, and BNM regulations related to construction finance.
  4. Proficiency in accounting software (e.g., SQL, Autocount, or SAP).
  5. Analytical mindset with excellent problem-solving and decision-making skills.
  6. Experience in liaising with banks, auditors, and regulatory bodies.
  7. Excellent communication skills both verbal and written in English, Bahasa Malaysia and Mandarin. We are seeking candidates proficient in Mandarin to effectively communicate with Mandarin-speaking clients.
