The Retail COO will lead the strategic and operational management of all commercial retail assets, including malls, shop lots, and mixed-use developments. This role is responsible for driving leasing performance, optimizing revenue, managing retail operations, and aligning commercial initiatives with overall business goals. The COO will oversee cross-functional teams to ensure a profitable, high-performing, and community-centric retail environment.
Key Responsibilities:
- Lead all leasing, rental, and commercial operations across malls, shop lots, and retail spaces.
- Develop and implement strategic plans for tenant mix, space utilization, and long-term revenue growth.
- Drive leasing performance by setting rental strategies, negotiating key lease agreements, and ensuring timely contract closures.
- Oversee the day-to-day operations of retail properties to ensure functionality, compliance, customer experience, and profitability.
- Build and maintain strong relationships with anchor tenants, key brands, and leasing agents to enhance tenancy quality and retention.
- Monitor market trends and competitor activity to proactively refine leasing and positioning strategies.
- Lead annual budgeting, forecasting, and financial planning for all commercial and leasing functions.
- Ensure alignment between retail business strategy, mall development plans, and company growth objectives.
- Provide leadership and direction to leasing, property, and mall management teams, ensuring performance accountability and operational excellence.
Location: Based in the Northern region (Amanjaya Mall and KangarJayaMall)
Job Requirements:
- Bachelor’s or Master’s degree in Real Estate, Business Management, or related field.
- Minimum 12–15 years of experience in retail/mall leasing and operations, with at least 5 years in a top executive role.
- Proven success in managing leasing portfolios and driving commercial performance.
- Strong leadership, financial acumen, and stakeholder management skills.
- Familiarity with retail market dynamics in the Northern Region.
- Excellent negotiation, communication, and strategic planning capabilities.
- Fluency in English and Bahasa Malaysia; Mandarin is an added advantage.
