A leading company is seeking a highly motivated Property Sales Manager to lead their sales team in Kota Kinabalu. You will drive performance and execute sales strategies for residential housing projects while providing excellent customer engagement. Fluency in Mandarin is essential to cater to our clients' needs. Your experience in property management and ability to work in a dynamic environment will be key to your success.
Job Summary:
Lead the sales team to achieve property sales targets for residential housing projects. Drive team performance, execute sales strategies, and ensure smooth end-to-end customer engagement from lead generation to handover.
Key Responsibilities:
• Directly lead and manage the sales team to close deals for housing projects.
• Set clear sales targets and drive team performance to meet or exceed targets.
2. Team Management & Coaching
• Train, coach, and motivate sales staff to improve closing rates and professionalism.
• Conduct regular meetings to align team efforts and review progress.
3. Sales Strategy & Market Insight
• Plan and implement effective sales strategies based on project timelines and buyer profiles.
• Monitor market trends and competitors to adjust selling tactics.
4. Client Engagement & Deal Closure
• Support team in engaging walk-in clients and converting leads to confirmed bookings.
• Guide buyers through the entire sales journey — from enquiry, booking, documentation, until handover.
• Ensure after-sales service meets company standards.
5. Marketing & Promotion
• Work with marketing team to roll out promotions and campaigns that drive leads.
• Actively participate in launching events, roadshows, and open house sessions.
• Track individual and team sales performance using CRM and reports.
• Ensure all booking and sale processes comply with property regulations and company SOPs.
Requirements:
• Language: Proficient in English, Mandarin, and Bahasa Malaysia. We are seeking candidates proficient in Mandarin to effectively communicate with Mandarin-speaking clients.
• Experience: Preferably with property or sales management background
• Software: Familiar with Microsoft Office and CRM tools
• Personal Traits: High energy, results-driven, team-oriented, excellent communicator
• Work Schedule: Able to work weekends and project-based events
• Transport: Own transport and valid driving license required
