Property Operations Supervisor — Strata & Maintenance

Job summary

Sepadu Group in Kuala Lumpur is seeking a Property Supervisor to oversee daily operations, site maintenance, contractor performance, and resident relations for assigned properties.

You will liaise between operations, service contractors, and the Management Corporation, ensuring compliance with Strata Management laws, safety standards, and budget controls. This role requires strong leadership and robust stakeholder communication.

Qualifications

• Bachelor's degree in estate or facilities management or building surveying.
• 2–3 years of hands-on property supervision, strata management or facilities operations.
• Strong working knowledge of Strata Management law (Act 757) and regulatory safety compliance (OSHA, Fire Safety).
• Familiarity with M&E operations (pumps, lifts, gensets, fire systems) and proficiency in MS Office / Property Management Software.

Responsibilities

• Oversee day-to-day operations, site maintenance, contractor performance, and resident/tenant relations for assigned properties.
• Coordinate and monitor third-party contractors, vendors, and internal technicians to ensure service quality and SLA delivery.
• Prepare materials for and attend weekly operational syncs, monthly management meetings, and Committee/JMB meetings; report monthly operational status to the MC.
• Assist in monitoring budgets, review contractor quotations, invoices, and sign-offs prior to payment.
