Property Development Manager / Assistant Manager

Conduct site evaluations and market research.

Prepare financial feasibility studies and business cases for development opportunities.

Liaise with consultants, architects, and surveyors for preliminary studies.

Project Management

Coordinate end-to-end project development, including planning, design, approvals, and construction.

Track project timelines, budgets, and deliverables.

Monitor contractor and consultant performance, ensuring adherence to quality standards.

Regulatory & Legal

Obtain necessary development approvals, permits, and licenses from local authorities.

Ensure all developments comply with zoning laws, building codes, and other statutory requirements.

Stakeholder Engagement

Coordinate with landowners, joint venture partners, government agencies, and internal teams.

Report regularly to senior management on project status, risks, and opportunities.

Assist in budget preparation and control.

Monitor project cash flows and liaise with finance teams on funding requirements.

Post-Development

Assist in project handover to sales, leasing, or property management teams.

Monitor defects rectification and post-completion obligations.

Requirements:

Bachelor's degree in Property Development, Real Estate, Architecture, Civil Engineering, or related field.

Minimum 5 years of relevant experience.

Strong project management and organizational skills.

Proficiency in MS Project, AutoCAD, or project planning tools is a plus.

Excellent communication, negotiation, and stakeholder management abilities.

Knowledge of local planning regulations and real estate markets.
