An established property developer with a track record in high-end residential and mixed-use developments is seeking a Project Manager to oversee the full life cycle of construction projects—from initial planning through to completion and the Defect Liability Period. This role is ideal for a well-rounded professional with a strong civil engineering foundation and a keen eye for coordination, compliance, and timely delivery. You’ll be part of a fast-paced, solutions-driven team focused on delivering quality developments that meet both regulatory and internal excellence standards.
Lead and manage project execution from design, planning, and construction to handover and defect rectification phases.
Monitor project progress and site conditions to ensure timely delivery, resolving challenges swiftly and effectively.
Prepare clear, concise project reports for senior management, outlining key milestones, potential risks, and mitigation plans.
Enforce quality control procedures across all stages to meet specified standards and regulatory requirements.
Act as the key liaison with main contractors, consultants, engineers, sub-contractors, suppliers, and authorities to ensure smooth coordination and compliance.
Supervise team members responsible for securing permits and statutory approvals in line with the master development schedule.
Collaborate with internal departments and external consultants for tender evaluations, contract negotiations, and value engineering exercises.
Oversee project costing, feasibility studies, and financial evaluations to support sound decision-making.
Ensure consistent inspection and monitoring of work in progress, including detailed site records and quality checks.
Lead site meetings, conduct inspections, and coordinate final handover procedures.
Manage and track defect rectification during the DLP to ensure all works are completed satisfactorily.
Bachelor’s Degree in Civil Engineering or a related field.
Minimum 5 years’ consultancy experience with a strong civil engineering foundation.
At least 5 years in project management, preferably within property development or construction.
Familiar with local authority submission processes and development regulations.
Strong understanding of planning guidelines, compliance codes, and safety standards.
Excellent written and verbal communication skills in English and Bahasa Malaysia; proficiency in a third language is an added advantage.
Highly organized, detail-oriented, and capable of managing multiple priorities and stakeholders.
