This role involves assisting HSR in planning, product development, tender implementation, and construction until completion with CCC.
Responsibilities include:
- Preparation of feasibility studies during pre-development stages.
- Checking all submission drawings prior to submission to ensure accuracy and adherence to specifications.
- Liaising with Marketing Department and architects to ensure drawings meet requirements for Sale and Purchase Agreements.
- Coordinating tender exercises, ensuring tender drawings and documents comply with contract conditions and specifications.
- Preparing tender evaluation reports and implementing project quality plans.
- Preparing certification of payments for consultants' fees, contractors' progress claims, and variation orders.
- Monitoring architect’s Certification of Stage Completion.
- Preparing periodic Development Progress Reports, including updating authorities’ approval checklists.
- Monitoring tender and contract documentation records, including coordination of drawings, insurances, and bonds.
- Checking project final account data before final review by HSR.
- Monitoring handover of vacant possession and defect rectification status.
- Managing cross-functional communications, resolving issues, and documenting key decisions.
- Assisting in statutory approvals processes (planning, building, land matters, CCC, licenses, permits).
- Developing layout plans and design drawings with statutory requirements input.
- Tracking submission statuses at relevant authorities.
- Obtaining technical comments and updating approval statuses.
- Liaising with government authorities and relevant bodies to meet approval timelines.
- Maintaining good rapport with authorities to facilitate problem resolution.
- Coordinating, monitoring, and auditing consultants' work for compliance with requirements.
- Updating knowledge of authorities’ processes and requirements regularly.
Job Requirements:
- Degree/Professional Qualification in Architecture, Town Planning, Engineering, Building, or equivalent.
- Minimum 10 years of experience in the building industry, especially in statutory procedures for development projects.
- Knowledge of project quality plans.
- Leadership and strong interpersonal skills.
- Good rapport and ability to liaise with government authorities.
