To lead and coordinate high-rise, landed, and mixed development projects, particularly focusing on the handover and completion of Phase I and the planning and execution of Phase II in Johor Tebrau Land. The ideal candidate must be well-versed in project lifecycle management, authority liaison, documentation handling, and manpower/resource planning. This role requires excellent problem-solving and delegation skills, and fluency in English, Bahasa Malaysia, and Mandarin is essential.
Key Responsibilities:
Project Management & Execution
Oversee the entire project cycle: planning, execution, monitoring, and handover.
Manage timelines, cost, and quality control from site commencement to completion.
Supervise and coordinate all site activities with consultants, contractors, and suppliers.
Monitor project progress and implement corrective actions when delays or issues arise.
Project Handover & Phase Transition
Lead the handover process for Phase I, including final inspections, touch-up works, defect rectifications, and official documentation.
Plan and initiate Phase II works, ensuring seamless transition and minimal downtime.
Ensure all handover SOPs, forms, and certification processes are completed as per regulatory and company standards.
Documentation & Reporting
Prepare and maintain all necessary documentation including:
Project reports (progress, daily/weekly/monthly)
Authority submissions and approvals
Outsourced contractor agreements
Inspection and audit reports
Liaison with Authorities & Compliance
Engage with local authorities (PBT, Bomba, JKR, CIDB, etc.) for approvals, inspections, and certifications.
Handle legal and compliance matters, including resolving issues related to penalties, fines, or delays.
Ensure all projects are executed in full compliance with Malaysian building regulations, safety, and quality standards.
Leadership & Delegation
Lead the site team, supervise contractors, and manage daily manpower arrangements.
Delegate tasks effectively while maintaining accountability and quality control.
Mentor and train junior engineers and site supervisors as needed.
Act swiftly in managing site challenges or delays with strong critical thinking and problem-solving abilities.
Identify and mitigate risks before they escalate into penalties or authority action.
Requirements:
Education: Degree in Civil Engineering, Construction Management, Architecture, or a related field.
Experience: Minimum 7–10 years in project management, preferably with experience in high-rise, landed, and mixed-use developments.
Languages: Must be able to read, write, and communicate fluently in English, Bahasa Malaysia, and Mandarin.
Technical Skills:
Strong understanding of construction drawings, regulations, and authority procedures.
Familiar with MS Project, AutoCAD, and Microsoft Office Suite.
Soft Skills:
Strong leadership, team coordination, and people management skills.
Good communication and negotiation skills with internal and external stakeholders.
High level of integrity, accountability, and initiative.
Others:
Willing to travel between site locations and attend meetings with consultants, contractors, and authorities.
