Project Executive - Quantity Surveyor (Property Developer)

Qualifications:
Bachelor's degree in Quantity Surveying or a related field.
Strong knowledge of construction materials, methods, and industry best practices.
Excellent communication, negotiation, and problem-solving skills.
Familiarity with local construction regulations and standards in Malaysia.
Ability to work independently and as part of a team.

Key Responsibilities:

1. Cost Estimation and Budgeting:
Prepare cost estimates for construction projects, considering materials, labour, equipment, and other relevant factors.
Develop and manage project budgets, tracking expenses and ensuring cost control.
Conduct market study for any new project proposal with feasibility studies for the Management’s considerations

2. Procurement Management:
Collaborate with the project team to source and evaluate suppliers and contractors.
Negotiate contracts, ensuring favourable terms and cost-efficiency.

3. Project Planning:
Assist in project scheduling and planning, including defining milestones and critical paths.
Monitor project progress and adapt plans as necessary to meet deadlines.

4. Quantity Surveying:
Conduct quantity take-offs and prepare bills of quantities (BOQ) for construction projects.
Perform cost analysis and value engineering to optimize project costs.

5. Cost Control and Reporting:
Regularly review project expenditures and identify cost-saving opportunities.
Prepare cost reports, financial forecasts and analysis for management review.

6. Quality Assurance:
Manages project activities to ensure compliance with the project specifications, drawings, plans and safety requirements.
Work closely with project teams to ensure that quality standards are maintained throughout construction projects.
Implement quality control measures to mitigate defects and rework.

7. Regulatory Compliance:
Stay up-to-date with local regulations and ensure that construction projects comply with all legal requirements.

Our current project is a township development named Bandar Tasek Raja situated in Pasir Mas, Kelantan. This is a joint venture development project between the Kelantan state government, Majlis Daerah Pasir Mas and Eastern Biscuit Factory Sdn Bhd ("EBF"), a wholly owned subsidiary of Eastland Equity Bhd (EEB).

The Grand Renai Kota Bharu Hotel

Located in the heart of Kota Bharu's commercial and shopping district, The Grand Renai Kota Bharu Hotel is the city's pioneer five stars international class hotel. It has 298 rooms and suites and wide range of facilities for leisure and business travelers such as fitness centre, restaurant, meeting rooms, Ballroom and etc. It is also a premier convention and wedding venue in the city.

Shopping Complex and Condominium. Adjacent to The Grand Renai Kota Bharu Hotel are the Kota Sri Mutiara shopping complex and a Mutiara Tower condominium. The 6-storey shopping complex with a total floor area of approximately 34,400 square meters consists of a supermarket, food court and about 100 units of shoplots. It provides great convenience to the condominium's residents and the Hotel guests. The 23-storey condominium consists of 159 units of apartments where most of the units are sold to various buyers. We are currently managing a small number of unsold units as serviced apartment.
