Job summary

DayOne is seeking an experienced Defect MEP Manager to lead MEP defect rectification and punch list management for data center projects in Malaysia. You will act as the owner’s representative on MEP quality, ensuring all systems meet the highest standards and are ready for commissioning.

You will coordinate with the construction team, MEP subcontractors, consultants, and the client to oversee inspections, maintain the defect register, verify rectification proposals, and supervise re-testing

Qualifications

  • Bachelor's degree in Mechanical, Electrical, or Building Services Engineering (or related field).
  • 8–10 years in MEP construction with 5+ years in leadership on defect management or quality assurance.
  • Proven MEP defects experience on large-scale data center or mission-critical facilities.
  • Experience in Malaysia or Southeast Asia preferred.

Responsibilities

  • Defect identification & management across MEP scopes.
  • Lead and coordinate MEP defect inspections during construction and commissioning.
  • Maintain the MEP defect register with clear priorities and closures.
  • Classify defects by severity, system, and impact on safety and schedule.
  • Oversee contractor defect rectification proposals and rework on-site.
  • Witness re-testing and re-commissioning after rectification.
  • Ensure compliance with drawings, specs, standards and client requirements.
  • Coordinate with construction teams, subcontractors, consultants and client; report progress and risks.
  • Support audits and documentation for final handover.

Role Summary

We are seeking an experienced Defect MEP Manager to lead the MEP defect rectification and punch list management for our data center projects in Malaysia. You will act as the owner’s representative on MEP quality issues, ensuring all mechanical, electrical, and plumbing systems are completed to the highest standards, fully compliant, and ready for commissioning and handover.


Key Responsibilities


  • Defect Identification & Management

  • Lead and coordinate all MEP defect inspections during the construction and commissioning phases.

  • Develop, maintain, and regularly update the MEP defect register, ensuring clear status tracking, priorities, and closure targets.

  • Classify defects by severity, system, and impact on safety, performance, and schedule.

  • Rectification Oversight

  • Review and verify contractor defect rectification proposals, ensuring completeness and compliance with specifications.

  • Supervise and coordinate MEP subcontractors’ repair and rework activities on-site to ensure timely and high-quality closure of all punch list items.

  • Witness and verify re-testing and re-commissioning of affected systems after defect rectification.

  • Quality Assurance & Compliance

  • Ensure all MEP defect rectification complies with approved drawings, specifications, industry standards, and client requirements.

  • Conduct random quality checks on completed works to identify potential defects early and prevent recurrence.

  • Support internal and third-party audits related to MEP quality and defect closure.

  • Coordination & Stakeholder Management

  • Act as the primary liaison between the construction team, MEP subcontractors, consultants, and the client on all MEP defect matters.

  • Participate in regular progress, quality, and defect review meetings with the project team and client representatives.

  • Provide clear and timely reporting to management on defect trends, progress, and potential risks.

  • Documentation & Handover

  • Ensure all defect reports, inspection records, test results, and as-built updates are accurately documented and filed.

  • Support the preparation of final MEP handover documentation, including O&M manuals and warranties.

  • Verify that all punch list items are fully resolved and formally closed out prior to project handover.

  • Continuous Improvement

  • Analyze root causes of recurring MEP defects and recommend preventive actions to improve construction quality.

  • Provide feedback to the design and construction teams to address systemic issues and optimize future project delivery.


Qualifications & Experience


  • Education: Bachelor’s degree in Mechanical, Electrical, or Building Services Engineering (or related field).

  • Experience:

    • Minimum 8–10 years of experience in MEP construction, with at least 5 years in a leadership role focused on defect management or quality assurance.

    • Proven track record managing MEP defects on large-scale data center or mission-critical facility projects.

    • Experience working on projects in Malaysia or the Southeast Asia region is highly preferred.



  • Technical Knowledge:

    • In-depth understanding of MEP systems, including HVAC, electrical distribution, UPS, generators, fire protection, plumbing, and BMS/ELV.

    • Familiarity with relevant codes, standards, and best practices in data center construction.



  • Certifications (Preferred):

    • Certified Quality Manager (CQM), Certified Construction Quality Manager (CCQM), or equivalent.

    • LEED AP, CDCP, or other relevant certifications are advantageous.
