Job description

This position is responsible for managing architectural design coordination and planning, which includes authority liaison and ensuring compliance with regulatory requirements. This role involves collaboration with consultants, internal teams, and regulatory bodies to achieve development approvals and ensure timely project completion.

Job Responsibilities:

  1. Feasibility Studies and Analysis
    • Provide recommendations on project feasibility.
    • Compile comprehensive reports outlining design options, cost estimates, and potential risks.
    • Propose strategies to mitigate risks and improve project outcomes.
  2. Project Planning and Coordination
    • Manage the planning phase, aligning project objectives with organizational goals, budgets, and timelines.
    • Work closely with the management team and assist with land acquisition such as due diligence checks.
    • Develop comprehensive project schedules, milestones, and resource allocation plans.
    • Collaborate with stakeholders, including clients, consultants, and contractors, to ensure smooth project execution.
  3. Architectural Design Development and Review
    • Supervise the conceptualization, development, and refinement of architectural designs.
    • Review and optimize designs based on design requirements and budget.
    • Review design proposals, ensuring compliance with regulatory standards and project objectives.
    • Ensure smooth communication and coordination between architectural consultants, engineers, and project teams.
    • In a supporting role to the Project Team, review project plans, detailed drawings, specifications, and material submissions to maintain a high level of design coordination and quality in accordance with the established time frame.
    • Make recommendations for the appointment of design consultants and review consultant performance against design and coordination matters.
    • Work closely with internal teams and external consultants to optimize designs for functionality, aesthetics, and sustainability.
    • In a supporting role to the Project Team, perform interim/milestone site inspections to review construction and quality of workmanship at the site, and provide advice on improvement measures for design implementation and compliance with the approved specifications and company objectives.
    • Assist in resolving design-related challenges and provide technical input where necessary.
  4. Regulatory & Authority Liaison
    • Manage the submission process to relevant authorities, ensuring timely approvals and compliance with regulatory requirements.
    • Liaise with government authorities, statutory bodies, and local authorities to obtain necessary permits and approvals.
    • Keep up to date with changes in building regulations and development guidelines.
    • Ensure accurate and timely preparation of strata title plans and stratification plans in coordination with land surveyors.

REQUIREMENTS:

  • Bachelor's Degree in Architecture or a related field.
  • Minimum 8-10 years of experience in architecture and project planning, including authority liaison, with at least 3 years in a managerial role.
  • Strong understanding of local building regulations, authority submission processes, and statutory requirements.
  • Proficiency in design tools such as AutoCAD as well as project management tools.
  • Exceptional leadership, interpersonal, and communication abilities to manage teams and coordinate with stakeholders.
  • Advanced analytical skills to evaluate project feasibility and optimize designs.
  • A proactive approach to solving complex challenges in design and planning.
