- Job Purpose
Develop strategic planning for the smooth functioning, management and operations of the shopping centre by achieving effective, developed and defined objectives through planning, evaluating, developing, implementing and maintain services in compliance with established guidelines. - Develop a comprehensive operation strategy that aligns with the shopping center's overall objectives. This includes planning for facility maintenance & management, security, cleaning, and energy management.
- To ensure that the operations achieve optimum performance and efficiency through the appointed outsource vendors and in-house operations team.
- Formulates operational policies, plans and programs and work closely with other Heads of Departments in ensuring smooth operations of the shopping centre
- Proactively increase the asset value of the property by ensuring delivery of first class management and soft operation services to tenants, and recommends improvement where necessary.
- Deliver annual budget KPI’s and group KPI on operation income and expenses
Job Responsibilities
- Manage the overall operations management of the shopping centre including its physical building structural management, security and safety, housekeeping, landscaping, pest control and waste management, car park cost and revenue management, operational services management, facilities and MEP management, utilities cost and revenue management.
- Manage the outsourced services e.g. Housekeeping, Waste Management, Pest Control and Landscaping and others.
- Manage the overall carpark operations of the shopping centre including carpark system, car park cost and revenue management and operational services management.
- Ensure the reliability and efficiency equipment to keep the shopping centre in an excellent condition.
- Provide leadership to operational staff to achieve optimum performance and efficiency.
- Plan strategically for the development of Operations staff by recruit, select, train, delegate, coach, counsel and discipline.
- Communicate job expectations; planning, monitoring, appraising and reviewing job contributions
- Contribute operations information and recommendation to strategic plans and review; prepare and complete action plans; implement production, productivity and customer-service standards, resolve problem and identify current market trends
- Review & update all SOPs, templates and forms in relation to all areas/department under purview.
- Maintain safe and healthy work environment by establishing, following and enforcing standards and complying with local and SDP policies and procedures.
- Continuously analyse process workflow, co-workers engagement and ownership levels and implement changes to increase work productivity and deliverables.
- Prepare regular reports on operational performance, incidents and project updates, e.g.. monthly report which includes update on KPI and Budget.
- Responsible for the preparation and collation of relevant management reports and annual operation budget.
- Provide leadership, direction and development to operations support staff.
- To do any Ad-Hoc assignment from time to time.
Education & Professional Qualification
- Bachelors Degree in Building Services Maintenance and Management or other related discipline
- Minimum 5 years’ experience of experience in operations and/or facility management, preferably in a retail or commercial setting.
- Experience managing third-party service providers and contracts.
- Strong understanding for local regulatory compliance related to OSH, fire safety, environmental health and municipal guidelines.
- Experience in crisis response and incident management, including emergency drills, hazard identification and escalation protocols.
- Demonstrated experience in budgeting and cost control, especially within operations and/or facilities budget framework.
