A leading property developer in Malaysia is seeking a Marketing Manager to drive strategic marketing and branding efforts. The role involves overseeing product development, pricing strategies, and sales campaigns while ensuring effective customer engagement and team leadership. Ideal candidates will possess strong interpersonal skills, a degree in business or marketing, and at least five years of experience in the property development industry.

Analyze market trends, consumer behavior, competitor launches & activities and regulatory changes, for continuous refining of marketing and sales strategies.
Assist in land banking and ad-hoc market intelligent tasks.
Identify new business opportunities and assess feasibility.
Strategic Marketing & Branding
Develop & strengthen branding, market positioning and creative concepts
Ensure the company's branding and corporate identity are consistent across all touchpoints, initiating rebranding exercises when necessary.
Launch Preparation
Participate in product development - including product differentiation, innovation, including specifications, features, and facilities.
Oversee pricing strategy and sales facilities.
Ensure necessary approvals including APDL, business licenses etc.
Set up sales gallery, show units and prepare marketing collaterals, FAQ, sales kit and sales tools.
Set up CRM systems for lead tracking and customer engagement.
Lead the marketing team and work closely with the sales team to achieve sales target and business objectives.
Identify, develop and evaluate marketing strategies based on customer profiles and evolving market needs.
Formulate and execute marketing campaigns and activities to achieve annual sales targets.
Coordinate sales promotion activities, pricing strategies, and packaging to align with market sentiment and buyer response.
Develop and implement tactical / ad-hoc sales campaigns to boost sales performance.
Advertising, Promotion & Budgeting
Compile and monitor advertising and promotion (A&P) costs, ensuring cost efficiency.
Liaise with banks to secure project empanelment for buyer financing
Coordinate submission of documentation and follow up on approvals.
Maintain updated list of panel banks and loan packages for buyer reference
Customer Engagement & Relationship Management
Attend to sales inquiries and provide necessary assistance to purchasers and prospects.
Build & maintain strong relationships with existing and potential customers.
Agent Management
Appoint, onboard, and manage external real estate agencies.
Conduct sales briefings, provide updated product knowledge and sales materials.
Monitor agent performance and lead conversion KPIs.
Sales Strategy & Support
Develop and execute sales campaigns.
Track leads, booking, and provide reporting to management.
Leadership & Compliance
Lead and monitor a team, fostering a high performance culture.
Ensure internal sales teams operate with high effectiveness and efficiency, continuously improving internal sales capabilities.
Implement and maintain operational procedures, policies, and compliance with all relevant regulations.
REQUIREMENTS:
Candidate must posses at least Diploma, Advanced / Higher / Graduate Diploma, Degree in business, marketing or related field.
At least 5 years of working experience in property development industry.
Able to multi task, well organized and excellent in time management in handling multiple projects.
Good interpersonal and communication skills.
