About the Role
We are looking for an experienced and driven Manager – Facilities Management to lead and oversee the operations of a mixed-use development. This role is crucial in delivering operational excellence, ensuring regulatory compliance (both local and international), driving sustainability initiatives, and maintaining strong stakeholder relationships across the site.

Key Responsibilities

Operational & Strategic Management

Contribute during the design development phase to ensure maintainability, access, and lifecycle planning are incorporated.

Develop and execute facilities management strategies aligned with organizational standards and goals.

Lead all FM operations, including M&E systems, architectural and civil components, as well as smart automation tools.

Implement lifecycle planning, asset tagging, asset enhancement, and preventive maintenance programs.

Ensure critical property systems operate with minimal downtime through proactive scheduling and maintenance.

Prepare and manage annual FM budgets, including CAPEX and OPEX forecasts.

Oversee procurement planning and ensure cost-effective service delivery.

Manage service contracts, monitor performance, and ensure timely delivery of services.

Establish and track SLAs and KPIs through performance dashboards to drive operational excellence.

Promote innovation and technology adoption to enhance service delivery, reporting, and resolution efficiency.

Compliance & Safety

Uphold workplace health and safety practices in compliance with internal policies and local regulations.

Ensure all operations adhere to statutory requirements, both locally and internationally.

Identify, evaluate, and mitigate operational and safety risks.

Conduct regular audits and implement continuous improvements.

Stakeholder Engagement

Act as the main point of contact for all FM-related matters, aligning stakeholder expectations with operational execution.

Build strong relationships with internal and external stakeholders including tenants, authorities, and service providers.

Support tenant onboarding processes and ensure operational readiness.

Sustainability & Environmental Responsibility

Lead sustainable FM practices across the development.

Drive initiatives that enhance energy efficiency, operational performance, and long-term asset value.

Lead and develop a multidisciplinary FM team, including both in-house staff and external vendors.

Conduct performance evaluations, support staff development, and plan for succession.

What We’re Looking For

Qualifications:

Bachelor’s degree in Facilities Management, Property Management, Engineering, or related fields.

Professional certifications such as CIDB Certified Facility Management Manager, BOVAEAP Registered Property Manager, IWFM (UK), IFMA, or equivalent are highly regarded.

Experience:

At least 10 years’ experience in facilities or property management, with a minimum of 2 years in a managerial or supervisory role.

Experience managing complex, mixed-use developments, particularly those integrated with infrastructure or transport elements, is an advantage.

Skills:

Strong leadership and stakeholder management capabilities.

Sound understanding of regulatory frameworks and compliance standards.

Proficiency in smart facilities tools such as BMS, CMMS, and Microsoft Office.

Skilled in proposal writing, budgeting (CAPEX/OPEX), and project justifications.

Excellent communication skills in both English and Bahasa Malaysia.
