Manager, Asset Management (REIT Property)

- Oversee the building manager to ensure adherence to standard operating procedures, effective maintenance of properties, and timely renewal of compliance certificates with relevant authorities.
- Formulate and manage the property's Annual Budget, ensuring alignment with operational objectives.
- Track and control all operational expenditures for optimal cost efficiency.
- Conduct market analysis to develop asset strategies and implement Asset Enhancement Initiatives (AEIs).
- Ensure AEIs are executed within approved budgets and timelines.
- Represent the company in JMB/MC committee meetings for stratified properties to safeguard corporate interests.
- Address stakeholder feedback and respond promptly to emergency situations.
- Provide technical guidance and support to the leasing team during negotiations and inquiries.
- Evaluate insurance coverage to mitigate risks and manage the claims process.
- Contribute to the company's sustainability goals by monitoring relevant performance indicators and proposing improvements.
- Participate in technical due diligence for prospective asset acquisitions.
- Supervise car park operations and ensure timely renewal of related contracts.
- Handle ad-hoc assignments, special projects, and other duties as assigned.
Requirements
- Bachelor's degree in Asset Management, Property Management, Real Estate Management, or Business Administration.
- 8-10 years of experience in Office Building Asset Management, with at least 5 years in a managerial role.
- Knowledge of the Strata Management Act & Project Management.
- Strong interpersonal, problem-solving, and leadership skills.
- Excellent communication skills in English and Bahasa Malaysia.
- Technical knowledge and negotiation skills for vendor submissions during procurement.
