Job description
  • To manage and oversee all maintenance related matters and ensure the smooth operation and upkeep of mechanical and electrical (M&E) systems.
  • Manage and maintain all facilities and equipment rooms including HT LV room, TX room, Fresh water pump room, Fire pump room, Chiller room, Grease Trap, Exhaust fan room, Lift Motor Room, Generator room, ELV room, etc.
  • Troubleshoot and resolve M&E faults, breakdowns, and emergencies in a timely manner.
  • Plan, implement and monitor preventive, corrective, and predictive maintenance for all mechanical and electrical equipment, as well as managing construction and installation projects, ensuring adherence to government regulations, health and safety standards, and best practices.
  • Coordinate with vendors, contractors, and service providers for repairs, servicing, and upgrading works.
  • Supervise on-site work to ensure timely completion and compliance with standard requirements, including JKKP, Suruhanjaya Tenaga, SAJ, Bomba, and other relevant authorities.
  • Address and resolve residents’ complaints and feedback related to M&E issues.
  • Work together with the Property Manager in preparing budgeting, cost estimation, and financial planning for maintenance works.
  • Plan and oversee upgrades, refurbishments, and asset replacement for aging equipment.
  • Ensure proper inventory management of spare parts and maintenance tools.
  • Conduct on-the-job training monthly for department staff.
  • Ensure department staff adhere to safety policies and procedures.
  • Maintain proper documentation and records of inspections, permits, and service reports.
  • Strong technical knowledge, problem-solving skills, and leadership in providing guidance to the maintenance team.
  • Other ad-hoc tasks as assigned by Management.
  • Candidate must possess at least a Professional Certificate/Diploma/Advanced/Higher/Graduate Diploma, Bachelor's Degree/Post Graduate Diploma/Professional Degree in Engineering (Mechanical/Electrical) or equivalent.
  • Experience in Fire Protection System, Plumbing System, HVAC System, Weak Current System, Gas System, or Cleanroom will be an added advantage.
  • Construction site working experience in industrial projects is an advantage.
  • At least 5 years of working experience in the related field is required for this position.
  • Candidate able to converse in Mandarin (Verbal & Written) will be an advantage due to the need to liaise with the China Management.
  • Immediately available would be an added advantage.
