Ensuring the building and its facilities are properly maintained, including regular inspections, repairs, and maintenance work. This involves coordinating with maintenance staff or external contractors, overseeing maintenance schedules, and addressing any issues promptly.
Interacting with residents, addressing their concerns or complaints, and maintaining positive relationships.
Developing and managing budgets for the building's operation, including utilities, maintenance, repairs, and capital improvements. Monitoring expenses, reviewing financial reports, and implementing cost-effective measures to maximise profitability.
Implementing and maintaining security protocols and safety measures within the building, such as surveillance systems, access control, fire safety, and emergency preparedness. Conducting regular safety inspections, training staff on emergency procedures, and ensuring compliance with relevant regulations.
Managing day-to-day operations, such as building security, cleaning services, waste management, parking, and landscaping. Coordinating with vendors, contractors, and service providers to ensure efficient delivery of services.
Staying up-to-date with local building codes, regulations, and health and safety standards. Ensuring the building is in compliance with these requirements and coordinating necessary inspections or certifications.
Maintaining accurate records, including lease agreements, financial documents, maintenance logs, and tenant information. Generating reports on building operations, financial performance, and occupancy status for management or property owners.
Knowledge of strata management regulations and JMB responsibilities.
