Job description

Develop and implement the company's overall financial strategy, aligning with its short-term and long-term objectives within the property development context.

Provide strategic financial input and recommendations to the executive management team on all key business decisions, including project feasibility, investment opportunities, and capital structuring.

Oversee the development and monitoring of annual budgets, forecasts, and long-term financial plans for the entire organization and individual projects.

Analyze financial performance against budgets and forecasts, identifying variances and recommending corrective actions.

Lead the development and implementation of financial policies, procedures, and internal controls to safeguard assets and ensure accuracy of financial information.

Monitor and manage financial risks, including interest rate risk, currency risk, and project-specific financial risks.

Stay abreast of changes in accounting standards, tax regulations, and property development industry best practices.

Oversee the preparation and timely submission of accurate and reliable financial statements (monthly, quarterly, annually) in accordance with relevant accounting standards.

Ensure compliance with all statutory reporting requirements, tax laws (Malaysian income tax, GST/SST if applicable), and regulatory guidelines specific to the property development sector in Malaysia.

Manage relationships with external auditors, tax advisors, and regulatory authorities.

Develop and maintain strong internal controls over financial reporting.

Oversee the financial aspects of all property development projects, from feasibility studies to project completion.

Develop and monitor project budgets, track costs, and analyze variances to ensure projects are financially viable and within budget.

Manage project financing arrangements, including loan drawdowns and repayments.

Implement effective cost control measures across all project phases.

Conduct financial due diligence on potential land acquisitions and development opportunities.

Manage the company's cash flow, ensuring sufficient liquidity to meet operational and investment needs.

Oversee banking relationships and manage bank accounts.

Optimize the company's capital structure and manage debt levels.

Lead, mentor, and develop the finance team, fostering a high-performance culture.

Set clear objectives for the finance team and conduct performance evaluations.

Ensure adequate staffing and skillsets within the finance department.

Promote collaboration and effective communication within the finance team and with other departments.

Build and maintain strong relationships with banks, investors, and other financial stakeholders.

Present financial information and analysis to the board of directors and executive management.

Communicate financial performance and key metrics to relevant stakeholders.

Job Requirements:

Bachelor's degree in Accounting, Finance, or a related field. A Master's degree or professional accounting certification (e.g., ACCA, CPA, MIA) is highly preferred.

Minimum of 10-15 years of progressive finance experience, with a significant portion of that experience within the property development industry in Malaysia.

Proven track record in a senior financial management role, preferably as a Finance Manager, Head of Finance, or Controller within a developer.

Experience in managing project finance, cost accounting, and financial reporting specific to property development.

Strong understanding of Malaysian accounting standards, tax regulations, and relevant property development laws and regulations.

Ability to interpret complex financial data and provide insightful analysis.

Ability to develop and implement financial strategies aligned with business goals.

Ability to motivate, develop, and lead a finance team.

Ability to effectively communicate financial information to both financial and non-financial audiences.

Strong negotiation and stakeholder management skill.

High level of integrity and ethical conduct.

Problem-solving and decision-making abilities.

Familiarity with project financing structures and loan management.

Fluency in Chinese, English and Bahasa Malaysia is essential.
