We are seeking a Financial Analyst to support our property development business through comprehensive financial modeling, project feasibility studies, and investment analysis. This role plays a key part in evaluating new and ongoing projects, supporting management decision-making, and ensuring financial discipline. As a lean organization, the role also extends into corporate finance support, basic management reporting, and strategic business analysis across the company's operation.
Primary Scope (Financial Modelling & Feasibility)
Build and maintain detailed financial models for new and ongoing property development projects, including cost, sales, cash flow, and profitability projections.
Develop sensitivity and scenario analyses to assess financial risks and opportunities.
Prepare project feasibility studies for management, board, and investor presentations.
Collaborate with project, sales, and marketing teams to validate assumptions on pricing, costs, and phasing.
Monitor and update financial models based on actual project performance. Secondary Scope (Business & Corporate Support)
Assist in the preparation of corporate budgets, forecasts, and monthly financial reports.
Support in funding applications, bank financing proposals, and investor reporting.
Conduct market research and competitor analysis to support strategic decision-making.
Assist in cash flow planning and monitoring to ensure project and corporate liquidity.
Provide ad-hoc analysis on business performance, cost control, and operational efficiency. Cross-functional Support
Coordinate with external consultants (valuers, market researchers, financial advisors) as needed.
Participate in management meetings, providing financial insights for business discussions.
Support other corporate activities such as due diligence, partnership evaluations, and board papers
Familiarity with property development lifecycle and industry metrics (GDV, GDC, IRR, NPV, ROI).
Experience in preparing board-level reports or investor materials.
Knowledge of corporate finance, bank financing, or investment structuring.
